Position Summary
The Residences at Thomas Circle is seeking an experienced Maintenance Technician to join our Facilities team. This position is responsible for maintaining a safe, comfortable, and well-functioning senior living community through preventative maintenance, repairs, emergency response, and exceptional customer service.
The ideal candidate has strong troubleshooting abilities, excellent communication skills, and takes pride in delivering quality work while providing outstanding service to our residents.
Essential Responsibilities

Perform preventative maintenance on building equipment and resident apartments.

Troubleshoot and repair HVAC, plumbing, electrical, appliance, carpentry, and general building systems.

Complete work orders accurately and efficiently using our computerized maintenance management system (CMMS).

Maintain HVAC equipment, including fan coil units, split systems, exhaust fans, and related mechanical equipment.

Diagnose and repair plumbing fixtures, faucets, toilets, flush valves, disposals, drains, and water supply systems.

Perform electrical repairs including outlets, switches, lighting fixtures, breakers, and ballasts.

Assist with apartment turnovers including repairs, fixture replacement, appliance installation, painting touch-ups, and punch list completion.

Respond promptly to emergency maintenance calls during scheduled on-call rotations.

Assist with building inspections, life safety testing, and regulatory compliance.

Maintain accurate maintenance records, inspections, and preventative maintenance documentation.

Work safely while following OSHA guidelines and company safety procedures.

Maintain mechanical rooms, workshops, and storage areas in a clean and organized condition.

Deliver exceptional customer service while interacting professionally with residents, families, contractors, and fellow team members.

Perform other duties as assigned.
Qualifications
Required

High school diploma or GED.

Minimum 3 years of commercial building maintenance experience.

Strong knowledge of HVAC, plumbing, electrical, appliance repair, drywall, painting, carpentry, and general building maintenance.

Ability to read and understand basic blueprints, manuals, and technical documentation.

Ability to lift up to 30 pounds and work on ladders, rooftops, and in confined spaces.
Preferred
-
EPA Universal Certification preferred.

Senior Living, Assisted Living, Healthcare, or Hospitality maintenance experience preferred.

Experience using computerized maintenance management systems (CMMS) or digital work order platforms, such as TELS, Yardi, WorxHub, or similar software, to manage work orders, preventative maintenance, inspections, and asset documentation.

Knowledge of life safety systems, generators, boilers, and commercial mechanical equipment.

OSHA 10 or OSHA 30 Certification preferred.
