Company Overview
We are seeking a dedicated and experienced General Maintenance Technician to manage and support the day‑to‑day upkeep, repair and appearance of two commercial office buildings, located in Houston Museum District and Webster, TX. This role focuses on general maintenance activities rather than licensed trade work. The technician will play a key part in routine inspections, safety, repairs, and preventive maintenance of the buildings and indoor and outdoor spaces while adhering to safety standards and quality protocols. The right candidate must have a professional demeanor with a friendly attitude, be proactive, organized, able to work independently and address requests promptly and professionally while maintaining a safe working environment.
Weekly Hours: 40
Office business hours: Monday – Friday, 8am to 5pm
Requirements & Abilities:
- 7+ years of experience in building and property (preferably commercial) maintenance including a basic understanding of electrical work, plumbing and construction REQUIRED (10 years PREFERRED)
- Must have a vehicle capable of transporting large office furniture, equipment, etc. REQUIRED
- Must have a current and unrestricted driver’s license and a clean driving record REQUIRED
- Must provide your own basic mechanic tools REQUIRED
- May need to be on-call outside normal business hours (M-F, 8 to 5pm), such as evenings, weekends, or holidays, for emergency repairs or coordinating with contractors REQUIRED
- Technical/vocational training in building and industrial maintenance, mechanics, electrical, or a related field PREFERRED
- High school diploma or GED PREFERRED
- Must follow all safety procedures and site policies
- Can handle the physical demands of the job, including standing, bending, pulling, pushing, climbing, and lifting at least 50 pounds
- Able to use equipment, including power tools, hand tools, and specialized tools for plumbing and electrical work, safely and appropriately
- Strong troubleshooting and problem-solving skills
- Strong attention to detail, organizational skills, time management and stress management
- Ability to work independently with minimal supervision and as part of a team
- Excellent communication skills, both verbal and written
- Proficient experience working in Microsoft Outlook or similar programs
Responsibilities (not all inclusive):
- Perform routine, preventive, and corrective maintenance on equipment, facility systems, and supporting infrastructure in accordance with established schedules and priorities
- Ensure facilities are prepared for seasonal weather and hurricane season
- Conduct building inspections, general maintenance, troubleshooting and minor repairs, including:
- Painting and surface touch‑ups
- Drywall patching and minor carpentry
- Replacing light fixtures, bulbs, and filters
- Adjusting doors, locks, hinges, and hardware
- Conducting floor and ceiling repairs
- Inspecting roofs, doors and windows
- Conduct equipment inspection, assist with contractors and completing (re)certifications (as required):
- Commercial equipment (e.g., ovens, refrigerators, freezers, dishwashers)
- Appliance preventative maintenance and minor repairs
- Elevator maintenance, repair, inspection and certification
- HVAC system inspections
- Inspect backup Generator and schedule preventative maintenance and repairs (Both offices)
- Fire extinguisher inspections
- Ensure fire alarm and fire suppression system are maintained and up to code
- Check smoke detectors; replace batteries
- Inspect Burglar alarms and emergency lights work properly
- Support grounds maintenance and safety, including cleanup, landscaping, inspecting exterior building and lights, parking lots, and seasonal tasks such as vegetation control, pest control and preparing for various weather conditions
- Coordinate with OSHA Coordinator regarding fire safety procedures and equipment maintenance
- Respond to repair and maintenance requests in a timely fashion; seek prior approval for purchases
- Follow local and state building codes, and comply with company safety regulations
- Regularly meet with management and owners to discuss ongoing maintenance, repairs and costs
- Report larger repair needs or safety concerns to the owners as soon as possible
- Be a liaison between the company and contractors
- Coordinate services with electricians; carpenters; or heating, air-conditioning, refrigeration mechanics or installers, or outdoor and landscape contractors as necessary
- Communicate with owners, employees and contractors to ensure minimum disruption to workflow if maintenance must be completed during regular business hours
- Assemble and install equipment and furniture
- Transport materials, tools or equipment between offices or storage units as needed
- Order parts, supplies, or equipment
- Inventory supplies (e.g., light bulbs, filters, bathroom supplies)
- Submit receipts to accounting
- Keep a maintenance log to track repairs, general or seasonal maintenance and equipment upkeep
- Read and follow manuals, blueprints, and other written and verbal instructions
- Maintain a clean, safe, and organized work environment
- Additional task as required
Tools & Equipment
- Employee must provide their own basic mechanic tools and appropriate personal protective equipment (PPE), including, but not limited to, safety glasses, gloves, hearing protection, and safety footwear.
- Company will provide specialty tools when needed
Physical requirements
- Able to stand and walk for extended periods of time indoors and outdoors.
- Able to bend, stoop, kneel, climb, reach and lift at least 50 pounds or more
- Ability to work at heights and in confined spaces, as required by specific tasks.
- Ability to use hands and fingers to handle tools, parts, and controls.
- Visual acuity sufficient to read schematics, manuals, and computer screens and to inspect equipment.
