We are hiring a full-time employee — not a contractor — to join our operations team as a Maintenance & Inspections Technician.
Position Summary
This role goes beyond repairs. The Maintenance & Inspections Technician is responsible for performing routine maintenance, service requests, minor repairs, and property inspections across our managed portfolio, while working closely with the leasing and operations team to keep properties in top condition and protect owner assets.
This is a full-time, W-2 position with a consistent schedule and workload — not a per-job or contractor arrangement. The ideal candidate is hands-on, detail-oriented, solutions-oriented, and comfortable working independently in occupied rental properties, with significant driving to and from properties mostly in the Kissimmee area.
Responsibilities
General Maintenance
- Complete tenant service requests in a timely and professional manner
- Perform drywall repair, painting, minor carpentry, door/window adjustments
- Replace fixtures, hardware, and appliances as needed
- Perform preventative maintenance tasks identified during inspections
Property Inspections (new focus area)
- Conduct move-in, move-out, and periodic condition inspections on managed properties
- Document property condition thoroughly with photos and written notes
- Identify maintenance needs, safety hazards, and lease violations during inspections
- Log inspection findings and work orders in our property management system (Buildium)
- Communicate inspection results clearly to the leasing/property management team so follow-up actions can be assigned
HVAC (Basic Maintenance)
- Change filters; clean drain lines
- Diagnose basic AC issues and perform minor troubleshooting before escalation
- Coordinate with licensed HVAC vendors when a repair is beyond scope
Plumbing
- Repair leaks; replace faucets and toilets
- Clear minor drain clogs; replace garbage disposals
- Perform basic pipe repairs
Electrical (Basic)
- Replace light fixtures; install ceiling fans
- Replace outlets and switches
- Troubleshoot minor electrical issues
Property Turnovers
- Assist with make-ready work between tenants
- Complete punch lists
- Coordinate with vendors when needed
Team Collaboration (new focus area)
- Work as part of the operations team, coordinating daily priorities with the Property Management/Leasing team
- Provide timely, clear updates on work order status and inspection findings
- Flag recurring issues or owner-asset risks proactively rather than waiting to be asked
- Participate in team check-ins as needed
Qualifications
- 3+ years of general maintenance or handyman experience
- Basic working knowledge of HVAC systems
- Plumbing and minor electrical repair experience
- Experience conducting or assisting with property condition inspections (preferred, not required)
- Comfortable using a mobile app/software to log work orders and inspection reports (training provided on Buildium)
- Ability to diagnose and solve maintenance issues independently
- Valid driver's license and clean driving record
- Strong written and verbal communication skills — able to document findings clearly for a non-technical audience
- Professional appearance and respectful tenant interaction
- Spanish fluency required (verbal and written)
- Comfortable working as part of a team, not just independently
Preferred (but not required)
- EPA certification
- Experience in property management or apartment maintenance
