Position Summary
We are seeking an experienced, hands-on Maintenance Supervisor for a multifamily community. This position is first and foremost a skilled maintenance role, serving as the property's go-to technician for plumbing, electrical, HVAC, carpentry, appliance, and general repairs.
This is not primarily a desk or administrative management position. The Maintenance Supervisor personally carries a work-order load, supports unit turns, performs quality-control inspections, and helps maintain high property standards.
The position works closely with the Property Operator and Property Manager to ensure maintenance issues are identified and resolved safely, correctly, and on time.
Key Responsibilities
- Personally diagnose and complete plumbing, electrical, HVAC, carpentry, appliance, and general maintenance work orders.
- Maintain timely work-order completion and accurate documentation.
- Support preventive maintenance and special projects.
- Assign and prioritize unit-turn and make-ready work as needed.
- Perform final quality-control inspections of turned units before release to leasing.
- Conduct regular inspections of buildings, parking areas, landscaping, trash areas, mechanical rooms, and amenities.
- Identify and promptly address maintenance needs, safety concerns, and declining property conditions.
- Coordinate with approved vendors and verify the quality of completed outside work.
- Follow OSHA requirements, PPE guidelines, and company safety procedures.
- Monitor maintenance tools, equipment, supplies, and inventory.
- Participate in assigned after-hours/on-call emergency rotations.
- Respond promptly to leaks, floods, power issues, safety hazards, and other property emergencies.
Qualifications
- 3–5 years of hands-on, all-trades maintenance experience, including plumbing, electrical, HVAC, carpentry, appliances, and general repairs.
- Multifamily or residential property maintenance experience strongly preferred.
- EPA certification preferred.
- Strong troubleshooting and problem-solving skills.
- Experience with apartment unit turns and make-ready processes preferred.
- Ability to personally manage a full work-order load while maintaining quality standards.
- Strong ownership mentality, attention to detail, and follow-through.
- Strong communication and customer-service skills.
- Comfortable using mobile applications for work orders, photos, reporting, and documentation.
- Valid driver's license and reliable transportation.

Physical Requirements
This is a hands-on, physically active position requiring regular maintenance work throughout the workday.
- Ability to lift and carry up to 50 lbs.
- Ability to walk throughout the property and regularly climb stairs.
- Ability to stand, bend, stoop, kneel, reach, climb, and perform physical maintenance work.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to access apartments, mechanical rooms, maintenance areas, and other areas of the property.
- Ability to safely use tools and equipment associated with property maintenance.
- Ability to perform the essential functions of the position, with or without reasonable accommodation.
