We are seeking a high-energy, "hands-on" leader to oversee the operations of a specific cluster of properties. This isn't a desk job for someone looking to retire into a corporate office; it’s a role for a top-tier operator who thrives on building teams, solving complex problems, and ensuring every property under their watch runs like a well-oiled business.
The Core Mission
You will be responsible for a portfolio of 4 properties, managing the onsite Property Managers (PMs), and ensuring the long-term financial and physical health of the assets. You are the bridge between ownership and the frontline, serving as a coach, a recruiter, and—when necessary—the ultimate backup.
Key Responsibilities
- Team Leadership: Recruit, hire, and train high-performing Property Managers. You are responsible for their growth, accountability, and retention.
- Operational Oversight: Resolve high-level tenant issues, manage vendor relationships, and ensure all maintenance and leasing targets are met across your sites.
- The "First Responder": You are the expert. If a PM is out sick or a position is vacant, you step into the seat and manage the property without missing a beat.
- Business Performance: Treat every property as its own business. Monitor P&Ls, manage budgets, and implement systems to increase efficiency and NOI.
- Quality Control: Conduct regular site inspections to ensure our standards for curb appeal, safety, and resident satisfaction are being upheld.
