TITLE: Housing Coordinator
JOB PURPOSE: The Housing Coordinator supports Bread of Life’s mission by managing housing operations, rental management, tenant services, documentation, data entry, and reporting. Serving as the primary point of contact for residents, applicants, property owners, vendors, and community housing partners, the position helps ensure safe, stable, and supportive housing while promoting housing stability and resident independence. Responsibilities include assisting with applications, leasing, occupancy, and move-in/move-out processes; maintaining accurate tenant and property records; coordinating inspections, maintenance, and repairs; responding to resident concerns; and completing required reporting and documentation. The Housing Coordinator maintains professional relationships with empathy, dignity, respect, appropriate boundaries, and accountability.

D) Attends regular and ongoing in-services and trainings required by State and Federal regulation and Bread of Life Policies
E) Be thoroughly knowledgeable of all Bread of Life policies and procedures
F) Perform duties in a conscientious, cooperative manner
G) Keep work area neat/clean and maintain a professional appearance
H) Work in collaboration with the management team to shop for vendors and services used by the organization, to acquire the best quality services and product for the best use of budgetary funds
I) Maintain confidence and protect Bread of Life by keeping information concerning clients, tenants, and organizational operations confidential
RESPONSIBILITIES AND ESSENTIAL JOB FUNCTIONS:
1) Ensure all housing renewals, agreements, licenses, policies, and procedures are maintained in compliance with applicable state and federal laws, regulations, funding requirements, and organizational standards
2) Coordinate the application, screening, leasing, move-in, transfer, and move-out processes for all housing units
3) Provide ongoing support to tenants residing in supportive housing units by assisting with housing-related needs, promoting housing stability, addressing concerns, and connecting tenants with appropriate community resources and services
4) Responsible for overseeing tenant payments, eviction processes, notices and housing related court matters
5) Ensure required tenant and property documentation is complete, current, and properly maintained
6) Perform on-site inspections of housing units as needed and ensure timely follow-up on inspection findings, compliance requirements, and corrective actions.
7) Schedule and coordinate work orders, property inspections, preventative maintenance, and other property-related appointments
8) Communicate regularly with organizational leadership to coordinate housing operations, minimize disruption to services, and ensure the effective and efficient use of staff, facilities, and financial resources
9) Implement established emergency procedures and safety policies, ensure employee and resident safety needs are appropriately addressed, and coordinate required quarterly inspections
10) Reviews and follows up on suggestions to find innovative ways of reducing costs without sacrificing service
11) Prepare accurate and timely reports, correspondence, documentation, and other materials related to housing operations, compliance, and program requirements
12) Proficiency in record keeping, and the ability to meet multiple deadlines
13) Collaborate with senior management team to provide housing related information, data and input on grant applications, reports and other funding requirements
14) Responsible for monitoring housing vacancies, occupancy, work orders, and other housing performance measures
15) Demonstrate professionalism, sound judgment, accountability and consistently act in the best interests of Bread of Life and the individuals and communities it serves
16) Provide after-hours on-call coverage for urgent maintenance needs, safety issues, and housing emergencies; document all after-hours incidents and coordinate appropriate follow-up during regular business hours
REQUIREMENTS AND SKILLS NEEDED FOR POSITION:
· Bachelors or Associates degree, in property management, business administration, human services, housing, or a related field preferred
· Previous experience in property management, housing administration, residential services, customer service, or a related field preferred
· Knowledge of fair housing laws, housing voucher programs, tenant rights, and current housing market trends
· Ability to establish and maintain professional relationships with residents, property owners, vendors, contractors, community partners, and other stakeholders
· Strong organizational skills with the ability to manage multiple responsibilities, prioritize tasks, maintain accurate records, and meet established deadlines
· Excellent verbal and written communication skills, with the ability to communicate effectively and professionally with individuals from diverse backgrounds
· Ability to work independently while also collaborating effectively with organizational leadership and other staff
· Must possess a valid driver's license and maintain a clean driving record.
· Must have reliable transportation for travel between properties, inspections, meetings, and other work-related activities.
