Position Summary
The Property Manager is responsible for the day-to-day operations, maintenance oversight, tenant relations, vendor coordination, and overall performance of an assigned portfolio of residential and mixed-use properties.
As part of a vertically integrated ownership organization, this role works closely with ownership and internal departments including accounting, leasing, construction, compliance, and maintenance to ensure efficient operations and exceptional resident service.
The ideal candidate is highly organized, responsive, and solution-oriented, with a strong understanding of building operations and residential construction. This individual must be capable of managing multiple priorities, executing ownership directives, and collaborating effectively with cross-functional teams to protect and enhance the value of the portfolio.
Essential Functions
- Oversee the daily operations of assigned residential and mixed-use properties.
- Leverage practical knowledge of construction and building operations to assess property conditions, recommend solutions, and manage renovation and capital improvement projects from inception through completion.
- Serve as the primary point of contact for residential and commercial tenants, vendors, contractors, and ownership.
- Respond to tenant concerns and ensure timely and professional resolution of issues.
- Coordinate maintenance requests, preventative maintenance, repairs, and capital improvement projects.
- Conduct routine inspections to ensure cleanliness, safety, curb appeal, and overall property condition.
- Supervise and coordinate maintenance staff, vendors, and contractors.
- Obtain and review proposals, negotiate pricing, and monitor contractor performance.
- Review and track vendor contracts, certificates of insurance, permits, and inspections.
- Ensure prompt resolution of building violations and compliance matters.
- Assist with budgeting, invoice approvals, operating expense tracking, and accounts payable submissions.
- Prepare monthly management reports and operational updates for ownership.
- Coordinate apartment turnovers and provide leasing support as needed.
- Work collaboratively with internal accounting, leasing, construction, and maintenance teams to achieve operational objectives.
- Support landlord-tenant matters and coordinate legal proceedings in accordance with company policies and applicable laws.
- Respond to emergency situations and after-hours property issues when necessary.
- Foster a positive, professional, and service-oriented environment.
- Perform additional duties as assigned.
Required Qualifications
- 3–5 years of residential and/or mixed-use property management experience, preferably within a vertically integrated ownership environment.
- Experience managing multifamily properties.
- Strong understanding of residential and mixed-use building operations and maintenance.
- Working knowledge of construction and building systems, including plumbing, electrical, HVAC, roofing, and general repairs.
- Experience coordinating contractors, evaluating proposals, and overseeing renovations and capital improvement projects from inception through completion.
- Ability to recognize maintenance issues, assess vendor recommendations, and ensure repairs are properly completed.
- Strong understanding of vendor management and project follow-through.
- Excellent communication, organizational, and problem-solving skills.
- Strong customer service and tenant relations abilities.
- Ability to manage multiple priorities and work independently while following ownership direction and company priorities.
- Proficiency with Microsoft Office, Excel, Outlook, and property management software.
- Valid driver's license and reliable transportation.
Preferred Qualifications
- Bachelor's degree preferred.
- Experience managing mixed-use properties with retail or commercial tenants.
- Familiarity with New York housing regulations and building operations.
- Experience with MDS, Yardi, MRI, AppFolio, or similar property management software.
- Experience with budgeting and expense management.
- Industry certifications such as CPM, ARM, RAM, or similar are a plus.
- Spanish language proficiency is a plus.
Physical Requirements
- Ability to walk properties and conduct building inspections.
- Ability to climb stairs and access multi-level buildings.
- Ability to drive between properties and attend off-site meetings.
- Ability to occasionally lift up to 25 pounds.
- Ability to work in both office and outdoor environments.
- Ability to respond to emergency situations and after-hours issues when necessary.

Pay: $65,000.00 - $80,000.00 per year
