GENERAL STATEMENT OF DUTIES
Supervise, coordinate, and participate in the maintenance, repair, and upkeep of PHHC buildings, dwelling units, grounds, and maintenance assets. The Maintenance Supervisor serves as the single point of accountability for day-to-day maintenance operations, including work-order prioritization, preventive maintenance scheduling, direct supervision of the Maintenance Clerk and field staff, equipment control, and contractor coordination. Determine the appropriate course(s) of action related to adopted policies and procedures. Maintain awareness of federal and state regulation changes. Update, revise, implement, and amend program guidelines.
SUPERVISION RECEIVED
Work is performed under the direction of the Executive Director or his/her designee and is reviewed through inspections, reports, work-order performance, and overall operational outcomes.
SUPERVISION EXERCISED
Direct supervision is carried out by maintenance staff, the Maintenance Clerk, the seasonal staff, and other assigned support staff or contractors. The position is responsible for assigning work, monitoring completion, enforcing standards, and coaching performance.
TYPICAL EXAMPLES OF WORK
Operations and staff leadership
- Direct daily maintenance operations across all PHHC sites.
- Assign, prioritize, schedule, and inspect work orders, unit turns, and recurring tasks.
- Supervise, train, and support maintenance staff, the Maintenance Clerk, seasonal staff, and contractors as assigned.
- Participate in hands-on maintenance work as needed to keep operations moving.
- Attend on a consistent basis: meetings, conferences, seminars to gain knowledge of new and improved housing/community development programs.
Work orders, reporting, and preventive maintenance
- Oversee work-order intake, dispatch, status tracking, inventory logs, maintain accurate records and documentation; recommend process improvements.
- Establish and maintain preventive maintenance schedules for building systems, units, common areas, grounds, and equipment.
Equipment, tools, and asset control
- Maintain accountability for lawnmowers, hand and power tools, keys, vehicles, and related maintenance equipment.
- Ensure proper usage, storage, cleaning, fueling or charging, upkeep, and repair coordination.
- Track equipment condition, identify replacement needs, and recommend purchases or repairs.
Facilities, grounds, and resident service
- Oversee and perform repairs involving plumbing, electrical, HVAC, carpentry, drywall, vacant unit preparation, and general building upkeep.
- Coordinate exterior and grounds maintenance, including snow and ice removal and seasonal upkeep.
- Work with Property Managers on inspections, move-in/move-outs, resident concerns, and maintenance items where applicable.
Safety and emergency response
- Promote safe work practices and proper equipment operation.
- Support site inspections, contractor oversight, and compliance needs.
- Respond to urgent after-hours maintenance issues and coordinate emergency coverage as needed.
DESIRABLE QUALIFICATIONS FOR EMPLOYMENT
- Working knowledge of building systems, including HVAC, plumbing, electrical, carpentry, and grounds maintenance.
- Strong ability to organize work, supervise staff, and maintain accountability across field and administrative functions.
- Ability to manage maintenance equipment and tools safely and efficiently.
- Ability to communicate clearly, maintain records, and work effectively with residents, staff, and vendors.
- Ability to make sound decisions, solve problems, and perform the manual tasks required by the position.
DESIRABLE EDUCATION AND EXPERIENCE
- Graduation from an accredited high school or equivalent; technical or trade training preferred.
- Four to six years of building, unit, or grounds maintenance experience.
- At least two years of supervisory or lead experience, including work assignment and quality control responsibilities.
- Valid Michigan Driver License.
WORKING CONDITIONS
- Work is performed indoors and outdoors in varying weather conditions.
- Position requires walking, lifting, climbing, bending, and operation of tools and equipment.
- Availability for after-hours or emergency response is required.
