About the Role
We're seeking a dependable, detail-oriented Groundskeeper to help maintain the beauty, safety, and cleanliness of our multifamily residential community in Birmingham. Our grounds are the first thing residents and prospective renters see, and they're a big part of what makes this place feel like home.
What You'll Do
- Keep the grounds sharp. Mowing, edging, trimming, weeding, mulching, and pruning across common areas, walkways, parking lots, and landscape beds.
- Handle daily cleanliness. Remove trash, debris, and litter from grounds, breezeways, dumpster areas, and amenity spaces.
- Maintain amenity areas. Keep the pool deck, clubhouse exterior, playground, and dog park clean and ready for residents.
- Take on seasonal work. Leaf removal, storm cleanup, and occasional ice management.
- Watch for problems. Inspect grounds for safety hazards and report maintenance or repair needs to your supervisor before they become bigger issues.
- Operate equipment safely. Mowers, blowers, and trimmers are used and maintained properly, following all safety procedures.
- Support the team. Pressure washing sidewalks and exterior surfaces, plus light assistance with maintenance tasks and unit make-readies.
What a Typical Day Looks Like
You'll start with a walk of the property, clearing litter and spotting anything that needs attention. Mornings are usually your heavier landscaping work—mowing, trimming, and mulching—while afternoons cover amenity upkeep, pressure washing, and whatever the property needs that day. You'll check in with your supervisor and the maintenance team, and you'll interact with residents regularly, so a friendly hello goes a long way.
What We're Looking For
- Reliable and punctual — you show up, and the team can count on you
- Comfortable working independently once you know the routine
- Strong attention to detail and genuine pride in your work
- Able to communicate professionally and courteously with residents
- High school diploma or equivalent preferred
- Prior groundskeeping, landscaping, or property maintenance experience is a plus—but we'll train the right person
- Bilingual (English/Spanish) is a plus

Physical Requirements
- Work outdoors in varying weather, including heat, cold, and humidity
- Lift, push, or pull up to 50 lbs
- Stand, walk, bend, kneel, and climb for extended periods
- Operate motorized and hand-held equipment
Schedule
Full-time, typically Monday–Friday, [8:00 AM–5:00 PM]. Occasional weekend or on-call coverage as needed, [rotated across the team].
