The Superintendent is responsible for overseeing all field operations and ensuring the successful execution of ground-up multifamily, affordable housing, mixed-use, and residential construction projects from site mobilization through project completion. This role serves as the on-site leader, coordinating subcontractors, maintaining project schedules, enforcing safety standards, and delivering high-quality construction while meeting project milestones.
The ideal candidate has extensive experience managing multifamily construction projects and possesses a strong understanding of wood-frame, podium, wrap, and mixed-use developments. Experience with affordable housing, occupied renovations, and public or private residential developments is highly desirable.
- Manage all day-to-day field operations from project startup through final completion.
- Coordinate subcontractors, vendors, inspectors, and field personnel to ensure work progresses according to schedule.
- Develop and maintain short-term and long-range look-ahead schedules.
- Monitor project progress and proactively address field challenges to maintain project milestones.
- Ensure all work complies with project plans, specifications, building codes, and quality standards.
- Maintain a safe jobsite by enforcing OSHA regulations and company safety policies.
- Lead subcontractor coordination meetings, safety meetings, and daily planning sessions.
- Review construction drawings and identify constructability issues before they impact project progress.
- Coordinate inspections, testing, and regulatory approvals throughout all phases of construction.
- Manage site logistics, deliveries, material staging, equipment, and workforce planning.
- Track daily production and maintain accurate jobsite reports, schedules, and field documentation.
- Partner with Project Managers to monitor budgets, schedules, procurement, and project performance.
- Oversee punch list completion, project turnover, warranty work, and closeout activities.
- Foster strong relationships with owners, architects, consultants, inspectors, and subcontractors.
- 7–15+ years of construction experience with at least 5 years serving as a Superintendent for a general contractor.
- Strong experience managing ground-up multifamily construction projects required.
- Experience with affordable housing, mixed-use, podium, wrap, or garden-style apartment developments preferred.
- Experience with occupied residential renovations, rehabilitation, or redevelopment projects is a plus.
- Proven ability to manage projects from site mobilization through final turnover.
- Strong understanding of construction sequencing, scheduling, subcontractor management, and field operations.
- Ability to read and interpret architectural, structural, civil, and MEP drawings and specifications.
- Experience coordinating multiple trades and managing large field teams.
- Excellent leadership, communication, and problem-solving skills.
- Ability to manage fast-paced construction projects while maintaining exceptional safety and quality standards.
- Bachelor's degree in Construction Management, Engineering, or a related field is a plus.
- Experience managing projects ranging from $20M to $150M+.
- OSHA 30 certification preferred.
- First Aid/CPR certification preferred.
- Proficiency with Procore, Bluebeam, Microsoft Project, Microsoft Office, and other construction management software.
- Experience with design-build, negotiated, or hard-bid project delivery methods.
