Job Summary:
The Facilities Maintenance Manager will be responsible for the management of the maintenance efforts for various properties within the Palmetto Bluff. This includes the physical aspects of the building(s), HVAC, electrical, plumbing, carpentry, major appliances and amenities. The manager will establish a preventive maintenance schedule to proactively ensure all areas are maintained with minimal reactive repairs. The manager also has oversight of the Housekeeping Manager

Job duties include, although are not limited to:

Responsible for preventative and corrective maintenance of the property’s development, execution and follow-through of the property's maintenance and repairs as scheduled or requested by guests, housekeeping, and/or management. Such duties could consist of HVAC, plumbing and electrical repairs, furniture replacement and/or repair, etc

Maintain and or complete daily maintenance requests within the facility
-
Responsible for submitting monthly expense report with receipts for all purchases made in regards to maintenance supplies

Oversee the budget management for the department
-
Work in conjunction with Club General Manager to direct daily activities of maintenance technician including planning work schedules, training, and coaching
-
Ensure the ordering, collecting and delivery of all parts requested by maintenance techs or club managers
-
Perform routine maintenance throughout the property’s including carpet cleaning, repair, and painting
-
Ensure maintenance and cleanliness of the exterior areas of the properties including the grounds, parking lot, and landscape
-
Perform minor adjustments on HVAC systems, including the repair or replacement of air conditioning units

Perform minor repairs or replacements of furniture, fixtures and equipment.

Report requests for major repairs to Operations Manager in accordance with company procedures

Assist Operations Manager in determining capital requests, and managing contracts for capital projects

Respond to general managers’ and guests’ request for immediate repairs
-
Assist other employees in various assignments, such as moving furniture, operating the courtesy van, and assisting with housekeeping

Perform duties in accordance with Safety & Security Policies and Procedures

Perform duties in accordance with OSHA, HAZCOM, and Bloodborne Pathogens regulations

Maintain ongoing relationships with all SES committees’ company wide, to ensure compliance

Respond to emergency situations including fire alarms, disasters and power failures
-
Make rounds of the properties to ensure everything is in working order

Ensure that required maintenance is up to date on all facilities equipment

Complete maintenance request and maintain fire logs

High School Diploma or equivalent required
-
Prefer 5+ years of professional work experience in one of the following skill areas: general repair, plumbing, painting, HVAC, or electrician. Minimum of 1 year in a supervisor role preferred

Must have good knowledge of building mechanical systems and controls, energy management and building maintenance skills

Ability to work a flexible schedule to include nights, weekends, and holiday
Physical Requirements:

Must be able to carry, lift, push and/or pull items weighing up to 100-300 pounds

Must be able to frequently stand up and move about the facility

Must be able to frequently handle objects & equipment to maintain the facility

Must be able to frequently bend, stoop, kneel, climb and crawl
