Field Appraiser
Position Summary
Performs field inspections and collects, verifies, and maintains property data to support the fair and equitable assessment of residential, agricultural, commercial, industrial, and vacant real property in accordance with Missouri State Tax Commission regulations and County policies. The position requires extensive outdoor fieldwork, interaction with property owners, and accurate maintenance of assessment records.
Essential Duties and Responsibilities
· Conduct field inspections of residential, agricultural, commercial, industrial, and vacant properties.
· Measure structures and verify building characteristics, including dimensions, age, condition, construction quality, and improvements.
· Photograph properties and update property sketches and assessment records.
· Inspect new construction, additions, remodels, demolitions, and property changes.
· Review building permits (if applicable) and maintain accurate records in the County's assessment software.
· Working closely with the Mapping and GIS department.
· Analyze property characteristics.
· Respond to questions from property owners regarding assessment procedures and property information.
· Assist with informal reviews and Board of Equalization hearings as needed.
· Operate County vehicles and equipment safely. Keeping them clean safe and reporting all necessary maintenance to your supervisor.
· Attend required training that is requested and that is mandatory.
· Perform other duties as assigned.
Minimum Qualifications
· High school diploma or equivalent required.
· To be able to obtain a valid Missouri Class E driver's license.
Working Conditions and Physical Requirements
This position requires frequent outdoor work in all seasons and weather conditions. Employees regularly travel throughout the county and inspect properties located in residential neighborhoods, commercial areas, farms, construction sites, wooded areas, and undeveloped land.
Work requires the ability to:
· Walk long distances over uneven, steep, rough, muddy, rocky, wooded, and unimproved terrain.
· Navigate ditches, fields, gravel roads, construction sites, and other challenging outdoor environments.
· Stand, bend, stoop, kneel, crouch, climb stairs, and occasionally enter crawl spaces or outbuildings.
· Lift and carry equipment weighing up to 30 pounds.
· Operate County vehicles, tablets, measuring devices, cameras, and other field equipment.
· Work safely around insects, domestic animals, wildlife, vegetation, and other environmental hazards encountered during field inspections.
