Commercial Property Maintenance Technician
Position Summary
Requirements
Applicants must meet the following minimum qualifications:
* Valid driver’s license with a clean driving record.
* Valid Social Security number and authorization to work in the United States.
* Ability to read, write, speak, and understand English sufficiently to communicate with tenants, vendors, and team members, complete work orders, and follow written and verbal instructions.
The Commercial Property Maintenance Technician is responsible for maintaining and repairing commercial office, retail, and industrial properties managed by the company. This position ensures that properties remain safe, clean, functional, and well-maintained while providing excellent customer service to tenants and property owners.
Essential Duties and Responsibilities
Building Maintenance
* Perform routine maintenance and repairs at commercial properties.
* Complete work orders in a timely and professional manner.
* Conduct regular property inspections and identify maintenance needs.
* Perform preventive maintenance to reduce emergency repairs.
* Maintain vacant suites in “move-in ready” condition.
General Repairs
* Minor plumbing repairs (faucets, toilets, drains, leaks).
* Minor electrical repairs (light fixtures, switches, outlets, ballast/LED replacements).
* HVAC filter replacement and coordination with HVAC contractors.
* Drywall repair, painting, and touch-up work.
* Door, lock, and hardware repairs.
* Ceiling tile replacement.
* Flooring repairs including carpet tile and LVT replacement.
* Window and glass coordination with vendors.
Exterior Maintenance
* Inspect parking lots, sidewalks, curbs, and signage.
* Coordinate landscaping, irrigation, and snow/ice removal (when applicable).
* Pressure washing and general exterior appearance.
* Minor fencing and exterior repairs.
Vendor Coordination
* Coordinate and supervise outside contractors.
* Obtain proposals for repairs when requested.
* Verify work is completed according to company standards.
* Report vendor performance issues to the Property Manager.
Tenant Service
* Respond promptly to tenant maintenance requests.
* Communicate professionally with tenants regarding repair schedules.
* Assist with tenant move-ins and move-outs.
* Maintain positive tenant relationships.
Property Inspections
* Perform weekly and monthly inspections.
* Identify deferred maintenance items.
* Report safety hazards immediately.
* Recommend capital improvements.
Documentation
* Maintain accurate maintenance records.
* Upload before-and-after photos of completed work.
* Track inventory of maintenance supplies.
* Submit daily work summaries.
Qualifications
* Minimum 3 years of commercial building maintenance experience preferred.
* General knowledge of plumbing, electrical, HVAC, painting, carpentry, and building systems.
* Ability to troubleshoot maintenance issues independently.
* Strong customer service and communication skills.
* Valid driver’s license with acceptable driving record.
* Ability to lift up to 75 pounds.
* Ability to climb ladders and work outdoors in varying weather conditions.
Performance Expectations
* Respond to emergency maintenance calls promptly.
* Complete routine work orders within 24–48 hours whenever possible.
* Maintain high-quality workmanship.
* Keep company vehicle, tools, and equipment clean and organized.
* Demonstrate professionalism with tenants, vendors, and property owners.
Compensation and Benefits
* Competitive hourly wage based on experience. $17-$20/hour
