JOB SUMMARY
You will be responsible for overseeing the property maintenance and enhancing the overall value of the community. You will lead a maintenance team in performing preventative maintenance, responding to maintenance service requests, and performing repairs and improvements of vacant apartments to ensure they are market ready.
Responsibilities:
- Team Leadership:
- Hire, train, and empower maintenance staff under the Property Manager's guidance.
- Foster open communication and collaboration within the team and across departments.
- Maintenance Excellence:
- Manage preventive maintenance schedules and ensure site grounds are kept immaculate.
- Prepare vacant apartments to market-ready standards, maximizing rentals.
- Oversee vendor performance for service contracts and capital improvement projects.
- Monitor and manage tool and equipment inventory.
- Quality & Compliance:
- Maintain pool operations according to Health Department regulations.
- Prepare accurate and timely maintenance reports.
- Promptly handle emergency maintenance requests, ensuring resident safety and comfort.
- Skills & Expertise:
- Execute diverse maintenance tasks, including painting, caulking, keying, appliance repairs, plumbing fixes, minor HVAC and roof repairs.
- Contribute to annual budget planning and monitor expenditures responsibly.
- Professionalism & Impact:
- Understand and comply with Fair Housing laws and conduct.
- Represent the company with courtesy and professionalism at all times.
- Efficiently and expertly handle resident service requests, fostering positive relationships.
Qualifications:
- High school diploma or equivalent required.
- Minimum 5 years hands-on maintenance experience in plumbing, electrical, carpentry, HVAC, etc.
- Excellent communication, leadership, and supervisory skills.
- Basic knowledge of relevant codes and regulations.
- Valid driver's license, good driving record, and auto insurance required.
- EPA or CFC certification REQUIRED.
Physical Requirements:
- Ability to occasionally lift and/or move up to 75 pounds.
- Ability to regularly lift and/or move up to 50 pounds.
- Other physical demands of the job, include standing, bending, pulling, pushing, climbing, and lifting.
- Regularly required to travel outdoors between properties/buildings in varying weather conditions.
- Basic reading and writing skills.

- Sound judgment/decision making skills.
