Owner Representative (OR) works directly with the Property Manager with all aspects of the owner relationship and unit readiness. The OR must be friendly, yet assertive, detail-oriented, efficient, and comfortable offering solutions for various issues. The OR has routine contact with the Property Manager (PM), the Housekeeping Manager relative to the cleanliness of the unit, and the Maintenance Manager relative to repairs and unit readiness.
Responsibilities include but are not limited to:
- Maintain and foster relationships with owners to create loyalty and maximize homeowner retention.
- Assist owners and guests with effective resolution to problems and complaints.
- Ensure the highest level of customer service to owners and guests in order to maintain a positive brand image and company reputation.
- Participate in property inspections and evaluations to ensure company standards are met and the property is advertised correctly.
- Act as liaison for property improvements, deliveries, and projects in managed properties
- Work with vendors when necessary
- Help the Property Manager with owner onboarding across all departments
- Maintain property records for accuracy
- Notify PM of changes to the home (number of beds, new swimming pool, etc) or required improvements
- Content creation/monthly newsletter
- Prioritize inspections on turn days based on property concerns and complaints
- Make monthly visits to all homes assigned
- Perform annual property evaluations and prepare recommendations for homeowners to enhance property marketability
- Process owner payments
- Participate in regular team meetings, provide insight, and collaborate on problems. Offer solutions.
- Monitor guest feedback/reviews
- Understand technology stack, policies and procedures
- Assist the PM with analysis and reporting of property performance
- Understanding of property statements and profit and loss statements and where they can be accessed
- Perform cross-functional duties as needed
Qualifications:
- Excellent customer service skills
- Hospitality industry experience required
- Knowledge of the vacation rental industry
- Computer skills including MS Office
- Valid NC Driver’s license
- Ability to lift and carry 35 pounds
- Must be able to climb stairs
- Must have use of own vehicle
- Must be willing to work weekends
