B5 Recruiting is partnering with a leading residential property management company to hire a hands-on Maintenance Supervisor for one of its apartment communities. This role is responsible for overseeing daily maintenance operations, apartment make-readies, work orders, preventive maintenance, vendor coordination, and overall property upkeep.
This is a great fit for someone who has strong residential maintenance experience, can lead a maintenance team, and is comfortable staying hands-on with repairs, emergencies, resident requests, and property needs.
The Maintenance Supervisor will work closely with the Property Manager to ensure the community is well-maintained, safe, and ready for current and future residents.
Responsibilities include:

Coordinate, assign, and complete maintenance work orders with a target response time of 24 hours or less.

Review overnight and outstanding work orders and determine the appropriate course of action.

Walk vacant units within 24 hours to assess make-ready needs.

Schedule vendors for repairs, replacements, carpet/vinyl damage, and other unit turnover needs.

Inspect turned units to ensure all repairs are completed before move-in.

Tour the property daily to identify maintenance issues, safety concerns, and liability hazards.

Complete or assign repairs to the maintenance team.

Maintain pool cleanliness, surrounding areas, and pool chemical levels.

Perform and coordinate preventive maintenance.

Support property safety audits and maintain required logs, including SDS, OSHA, EPA, inventory, and preventive maintenance records.

Assist with emergency maintenance situations, hazardous weather, floods, fires, freezes, and after-hours/on-call needs.

Oversee vendors, outside contractors, repair timelines, bids, invoices, and completed work.

Support capital projects in coordination with property and regional leadership.

Help supervise, schedule, and guide the maintenance team.

Maintain inventory of maintenance supplies, equipment, and tools.

Communicate professionally with residents, vendors, property staff, and leadership.

High school diploma or equivalent required.

At least 2 years of related maintenance experience required.

Prior residential, apartment, multifamily, or property maintenance experience strongly preferred.

CFC, CPO, and HVAC certifications required.

Must have own vehicle and tools.

Valid driver’s license and motor vehicle insurance required.

Ability to participate in on-call, after-hours, emergency maintenance, and overtime when needed.

Ability to diagnose maintenance issues and complete repairs as needed.

Ability to lift and/or move more than 100 pounds.
The ideal candidate is a reliable, hands-on Maintenance Supervisor with strong apartment or multifamily maintenance experience. They should be comfortable leading a small team, managing make-readies, responding quickly to resident work orders, coordinating vendors, and keeping the property safe, clean, and operational. This person should also be proactive, organized, service-oriented, and able to handle emergencies or competing priorities without losing focus.
