Residential Property Maintenance & Inspection Technician
General maintenance, property inspections, and recurring landscape maintenance for a professionally managed residential portfolio.
Position Overview
Benchmark Realty is seeking an experienced Residential Property Maintenance & Inspection Technician to service a professionally managed portfolio of residential rental properties located throughout the Reno and Sparks area.
This is a full-time, field-based position responsible for three primary functions:
- General residential property maintenance
- Routine property inspections
- Recurring landscape and irrigation maintenance
The successful candidate will travel between multiple properties each day using a company-provided work vehicle, performing inspections, diagnosing and completing repairs, maintaining exterior curb appeal, documenting completed work, and identifying maintenance issues before they become larger and more costly repairs.
This position requires a technician who can work productively in the field while consistently following established company procedures, assigned schedules, work priorities, and documentation requirements. Success in this role depends on clear communication, attention to detail, professional judgment, and the ability to accept routine supervision, performance monitoring, coaching, and constructive feedback.

Applicants must provide their own basic hand tools customarily required for residential property maintenance.
Employment is contingent upon a satisfactory background check, clean driving record acceptable to the company's commercial automobile insurance carrier, and successful completion of a pre-employment drug screening.
This is a safety-sensitive position involving the operation of company cargo vans, equipment trailers, commercial landscaping equipment, power tools, ladders, and other machinery.
Pay: $30.00 - $38.00 per hour

B. Central heater not working.
C. Small leak in bathtub faucet dripping into bathtub.

E. Tenant-owned clothes dryer not working.
- A tenant removes numerous thumbtacks from a knockdown-textured drywall wall, leaving numerous tiny holes. Describe all steps you would take to correctly repair the wall from start to finish, including the tools and products you would use.
- While performing routine landscape maintenance, you discover that one irrigation zone is not operating. Describe the steps you would take to diagnose the problem before replacing any parts.
- A tenant reports a leak under the kitchen sink. Describe the steps you would take to diagnose the source of the leak before beginning the repair.
