Job Summary
The Maintenance Technician performs day-to-day maintenance operations for our garden-style apartment community. This hands-on role involves completing repairs, supporting preventive maintenance programs, and ensuring compliance with safety and regulatory standards. The ideal candidate is a skilled professional with strong technical expertise and a commitment to resident satisfaction. This position requires on-call availability for emergencies and may involve working weekends or holidays as needed.
Key Responsibilities
- Preventive and Reactive Maintenance: Perform routine inspections, repairs, and preventive maintenance on HVAC systems, plumbing, electrical, appliances, and common areas. Respond promptly to resident work orders and emergency situations to minimize downtime and ensure resident safety.
- Pool and Amenity Maintenance: Assist with maintaining the community’s swimming pools and related facilities in compliance with local health regulations, including chemical balancing, cleaning, and equipment repairs.
- Vendor Support: Assist in coordinating with external vendors and contractors for specialized repairs or projects, ensuring work areas are prepared and accessible.
- Inventory and Supplies: Monitor and report inventory levels of tools, parts, and supplies to ensure maintenance operations run smoothly.
- Safety and Compliance: Follow safety procedures and ensure all work complies with OSHA, EPA, and local building codes. Maintain accurate records of maintenance activities, inspections, and certifications.
- Resident Interaction: Communicate effectively with residents regarding maintenance issues, providing timely updates and ensuring high levels of customer service to enhance resident retention.
- Property Inspections: Assist with move-in/move-out inspections, unit turnovers, and seasonal property walkthroughs to identify and address potential issues proactively.
- Emergency Response: Participate in an on-call rotation to handle after-hours emergencies, such as plumbing leaks, electrical failures, or severe weather impacts.
Qualifications & Requirements
Education & Experience:
High school diploma or equivalent required; associate’s degree or technical certification in a related field preferred. Minimum of 2 years of experience in property maintenance, preferably in multifamily or apartment communities.
Certifications:
EPA Universal Certification (for refrigerant handling) preferred. Certified Pool Operator (CPO) certification a plus. Additional certifications in HVAC, electrical, or plumbing are a plus.
Skills and Abilities:
◦ Working knowledge of HVAC, plumbing, electrical, carpentry, and appliance repair.
◦ Proficiency with hand and power tools, diagnostic equipment, and maintenance software/systems.
◦ Strong problem-solving and organizational skills.
◦ Ability to read blueprints, schematics, and technical manuals.
◦ Strong communication skills, both verbal and written, with a customer-service orientation.
◦ Physical stamina to perform manual labor, lift up to 50 lbs., and work in various weather conditions.
Other Requirements:
Valid driver’s license and reliable transportation required. Must pass a comprehensive background check and drug screening. Bilingual skills (English/Spanish) preferred but not required.

Pay: $19.50 - $24.50 per hour
