LEASING PROFESSIONAL
REQUIREMENTS
Professional presence and appearance.
High School diploma.
Possess the ability to read, comprehend, and follow moderately complicated verbal and/or written instructions in English.
Organized, capable of maintaining records, basic arithmetical calculation and able to effectively communicate with residents, staff, investors, and suppliers/vendors.
Possess proven customer service skills.
Ability to develop strong interpersonal relationships with co-workers, residents, officers, and vendors. Have the skill of working closely with different people, different nationalities, different abilities etc.
Spanish speaking is preferred but not necessary.
He/she/they should be able to lift 25lbs and walk the property and several stairs daily.
GENERAL OFFICE DUTIES:

Prepare for the office where covering.
-
Open/Close office, model, amenities as per Triton’s standards (clocking in/out, timely, cleanliness office ready etc.). Check leasing route.

Retrieve and take care of messages, work orders and requests.
-
Meet and greet prospects, vendors, and residents.
RENT COLLECTION:
-
Keep payments, notes on ledgers accurate and secure.
-
Charge late fees when applicable. No exceptions.
-
Assist Manager with rent collection and delinquent money.
-
Double check notes on ledgers if in bankruptcy or no checks allowed
LEASING:
-
Respond quickly to all traffic (walk-in, phone calls, and computer traffic)
-
Show model, amenities, and community.
-
Learn about and visit competitors
-
Learn and use Key systems.
-
New resident orientation:
-
Set up new move in on resident portal.
-
Set up renter’s insurance.
-
Review/sign lease and review community rules.
-
Show/discuss apartment and community features.
ADVERTISING:
-
Update ads, property vacancy advertisement, signs, and banners.
-
Request change of ads through Regional Property Manager and Marketing team.
-
Audit and update all on-line advertising weekly.
-
Perform outreach marketing as instructed.

Assist with social media and newsletters
COMPUTER WORK:
-
Maintain move in-, RIS- and Insurance info.
-
Update all vacancy, traffic, and competitors reports.
-
Prepare all apartments and move-in packages.
MOVE -OUT PROCESS:
-
Assist Managers in and after the move out process including inspections.
GENERAL OFFICE WORK:
-
Promptly assist in resident relations: neighbor problems, parking problems, amenity problems etc. if managers are unavailable.

Attend weekly or bi/weekly meetings with the whole staff.

Prepare and participate in LRO calls when needed

Attend manager’s meetings and trainings in various locations.
