The Leasing Team at REAL New York is in charge of driving rentals for our exclusive property owner/management customer base. As an Account Manager, you will be responsible for the full leasing cycle from new vacancy through successful lease up. We are looking for a proactive, detail-oriented, results-driven, solution-oriented individual with clear communication skills to join our growing team!
Client Relationship Management
- Serve as the primary point of contact for assigned landlords, property management companies, and ownership groups, building trusted long-term relationships through exceptional service and communication.
- Provide proactive updates on vacancy performance, market conditions, leasing activity, and strategic recommendations to maximize occupancy.
- Anticipate client needs, identify potential challenges, and present thoughtful solutions that enhance the overall client experience.
- Ensure all new accounts are successfully onboarded, including system setup, marketing launch, and operational readiness.
Leasing Strategy & Portfolio Performance
- Manage the full leasing lifecycle from vacancy through executed lease and move-in.
- Develop customized leasing strategies for assigned portfolios based on market trends, pricing, competition, property positioning, and target renter demographics.
- Evaluate listing quality, photography, floor plans, descriptions, syndication, agent coverage, and lead generation efforts to maximize exposure and leasing velocity.
- Monitor leasing performance and recommend pricing adjustments, concessions, or marketing initiatives to improve results.
- Become the subject matter expert on assigned buildings through regular property visits, unit tours, and ongoing familiarity with amenities, finishes, neighborhood trends, and competitive inventory.
Transaction Management
- Review rental applications to ensure they meet landlord guidelines and approval criteria.
- Negotiate lease terms between landlords and prospective tenants while balancing client objectives and deal completion.
- Coordinate the application, approval, lease execution, and move-in process from start to finish.
- Ensure lease packages, payments, and required documentation are complete and delivered accurately and on time.
- Provide tenants with clear move-in instructions and maintain consistent communication throughout the transaction.
Marketing & Operational Excellence
- Conduct regular audits of listings, marketing materials, and company databases to ensure accuracy and consistency across all platforms.
- Collaborate with internal marketing and leasing teams to develop initiatives that increase exposure and accelerate leasing activity.
- Maintain accurate records within company CRM and operational systems.
- Identify opportunities to improve internal processes, workflows, and client service standards.
Qualifications
- 3+ years of residential leasing, account management, or property management experience, preferably within the NYC rental market.
- Strong understanding of New York City rental regulations, leasing practices, and market dynamics.
- Excellent relationship-building and client management skills.
- Strong negotiation and problem-solving abilities.
- Exceptional organizational skills with the ability to manage multiple portfolios and deadlines simultaneously.
- High attention to detail and commitment to accuracy.
- Excellent written and verbal communication skills.
- Self-motivated with the ability to work independently while collaborating effectively across departments.
- Proficiency with CRM platforms and Microsoft Office or Google Workspace.
