Borba Property Group is seeking a motivated, customer-focused Onsite Resident Manager to oversee the daily operations of our beautiful 46-unit apartment community in Visalia, California.
This is an excellent opportunity for an experienced property management professional—or a Property Manager and Maintenance Technician couple—who enjoys creating a welcoming community while delivering exceptional resident service. You will work closely with our experienced remote management team and play a key role in maintaining a safe, attractive, and well-managed property.

Please Note: In accordance with California law and the operational needs of this position, the selected Resident Manager is required to reside in the apartment provided by the company as a condition of employment.
Position Responsibilities:
As the Onsite Resident Manager, you will:
- Serve as the primary point of contact for residents, prospective residents, vendors, and visitors.
- Deliver exceptional customer service by responding promptly and professionally to resident questions, concerns, and maintenance requests.
- Manage all aspects of the leasing process, including:
- Conducting property tours
- Processing rental applications
- Coordinating applicant screenings
- Preparing lease documents
- Assisting with move-ins and move-outs
- Collect rent payments, post receipts, and assist with delinquency management in compliance with California landlord-tenant laws.
- Coordinate maintenance requests, repairs, and vendor services to ensure timely completion.
- Perform daily inspections of the property, common areas, and grounds to maintain excellent curb appeal.
- Assist with light property maintenance including minor repairs, painting, unit turnovers, groundskeeping, and general upkeep when applicable.
- Prepare lease violation notices and post required legal notices with guidance from the management team.
- Enforce community policies and lease provisions in a professional, respectful, and consistent manner.
- Maintain accurate resident files, reports, occupancy records, and operational documentation.
- Maintain regular office hours and foster positive resident relationships.
- Participate in company meetings and maintain regular communication with the remote management team.
- Respond to after-hours emergencies and serve as the property's primary on-call contact.
- Ensure compliance with Fair Housing laws, company policies, and all applicable local, state, and federal regulations.
Qualifications:
We're looking for someone who has:
- Previous experience in property management, multifamily housing, resident management, customer service, or operations.
- Apartment management experience preferred.
- Working knowledge of California landlord-tenant laws and Fair Housing regulations.
- Outstanding customer service and communication skills.
- Strong organizational, administrative, and problem-solving abilities.
- Basic computer proficiency including Microsoft Office, email, and internet applications.
- Experience using AppFolio or similar property management software is preferred.
- Ability to coordinate maintenance vendors and repairs.
- Light maintenance, handyman, painting, landscaping, or property upkeep experience is a plus.
- Valid driver's license and reliable transportation.
- Ability to successfully pass a background check.
Spanish Speaking Preferred
Because of the needs of our resident population, fluency in both English and Spanish is strongly preferred for this position.
