Position Summary
The Senior Commercial Maintenance Account Manager is a leadership role responsible for driving profitable growth and overseeing the operational performance of River Heights Outdoor Solutions' Commercial Maintenance Division. This leader builds and grows client relationships, develops new business opportunities, and ensures the division operates efficiently, profitably, and to a high standard of service quality.
This is a hands-on leadership role requiring strong relationship management, business development skills, operational discipline, and close partnership with field teams, crews, and the leadership team. The ideal candidate is equally comfortable in front of a client and in the field alongside a crew.
Key Responsibilities
Existing Account Retention & Growth
· Build and maintain strong relationships with current clients to support retention, trust, and long-term partnership.
· Identify and pursue expansion opportunities within current accounts including lawn care enhancements, irrigation, seasonal programs, turf/bed add-ons, and snow/ice management upsells.
· Conduct enhancement site walks for properties identified by Residential and Commercial managers to uncover needs and strengthen client relationships.
· Monitor client satisfaction signals complaints, responsiveness, renewal indicators and intervene proactively to protect at-risk accounts.
New Business Development
· Generate leads through networking, referrals, outreach, and market visibility efforts.
· Identify, pursue, and develop new business opportunities aligned with RHOS's target market, capabilities, and growth strategy.
· Lead or support the full sales cycle for new maintenance contracts: discovery, site walks, proposal development, pricing, presentation, and close.
· Prescreen all new commercial maintenance leads to support timely qualification and proposal development.
· Prioritize pursuits that are operationally achievable and financially sound.
Customer Experience
· Facilitate clean handoffs from signed contract to Maintenance Operations, ensuring crews have the scope, schedule, and client context needed to deliver from day one.
· Remain engaged post-sale as an account steward.
· Position RHOS as the trusted, long-term outdoor solutions partner emphasizing reliability, quality, and responsiveness.
Pipeline Management
· Drive profitable revenue growth through a balanced focus on account expansion and new customer acquisition.
· Maintain and track accurate, up-to-date CRM pipeline reflecting opportunity stage, proposal value, expected close dates, and renewal timelines.
· Partner with leadership on pricing strategy, growth priorities, and market opportunities.
· Snow season sales planning, including contracts, and routing setup in CRM, with early preparation to support operational readiness.
Team Development
· Lead, coach, and develop operations managers and field teams.
· Conduct performance reviews, one-on-one meetings, and accountability discussions.
· Build a strong team culture focused on quality, professionalism, and results.
· Identify and develop future leaders within the organization.
Operations Management
· Oversee labor planning, scheduling, routing, and resource allocation.
· Establish and maintain production standards and operating procedures.
· Ensure work is completed safely, efficiently, and to company standards.
· Identify RHOS snow capacity, including strategic use of subcontractors, to support sustainable winter growth and service delivery.
· Create a winter service plan for route managers to support readiness, routing clarity, and execution during the snow season.
Financial Performance
· Manage divisional budgets and profitability.
· Monitor key performance indicators, labor costs, and productivity metrics.
· Partner with leadership on annual planning and growth initiatives.
Qualifications
· 5+ years of landscape maintenance experience.
· 3+ years in a management or leadership role.
· Experience managing multiple crews, teams, or departments.
· Strong understanding of budgeting, labor management, and operational metrics.
· Experience with landscape management software such as LMN.
· Background in commercial maintenance environments preferred.
· Strong relationship-based selling skills and business development track record.
· Proven pipeline management and CRM experience.
