Position Summary
We are seeking an experienced, driven, and highly organized On-Site Property Manager to lead the daily operations of a newly constructed, Class A, 120-unit multifamily community in Warner Robins, GA.
This role is ideal for a motivated property management professional who thrives in a fast-paced environment and takes pride in delivering exceptional resident experiences while maintaining high occupancy levels. The successful candidate will play a key role in maximizing occupancy, increasing resident retention, and ensuring the community operates efficiently while upholding the highest standards of service and professionalism.
You'll be supported by a centralized maintenance team and strong operational systems, allowing you to focus on leasing performance, resident satisfaction, and overall community success.
Key Responsibilities
- Lead the day-to-day operations of the community, ensuring smooth and efficient property management.
- Drive leasing performance by converting leads into leases and maintaining consistently high occupancy.
- Develop and execute resident retention strategies to maximize lease renewals and minimize vacancy.
- Deliver exceptional customer service to prospective and current residents.
- Manage leasing activity through AppFolio and marketing platforms, including Zillow, Apartments.com, Zumper, and Facebook Marketplace.
- Oversee lease administration, ensuring resident files are complete, accurate, and compliant.
- Coordinate apartment turns with the maintenance team to ensure units are move-in ready on schedule.
- Monitor work orders and ensure maintenance requests are completed promptly.
- Oversee rent collections, delinquency follow-up, and enforcement of community policies.
- Conduct regular property inspections to maintain the appearance and quality of the community.
- Prepare operational reports and communicate community performance to regional leadership.
Qualifications
- Minimum of 2 years of residential property management experience (multifamily preferred).
- Demonstrated success in leasing apartments, maintaining high occupancy, and increasing resident retention.
- Experience with AppFolio or similar property management software.
- Strong leadership, organizational, and problem-solving skills.
- Excellent communication and customer service abilities.
- Bilingual (English/Spanish) is strongly preferred.
- Local to the Warner Robins area or willing to commute.
