Position Overview
We are seeking an accomplished and detail-oriented Occupancy Specialist to join our esteemed property management team, overseeing a 240-unit LIHTC affordable housing community located in National City, California. Reporting directly to the Community Manager, the Occupancy Specialist will be responsible for conducting, processing, maintaining, and managing CTCAC/LIHTC annual certifications while ensuring strict adherence to all regulatory requirements. This position is ideally suited for a proactive professional who excels in a compliance-focused environment, demonstrates exceptional organizational skills, and is adept at managing multiple projects while fostering effective collaboration with both site and corporate teams.
Key Responsibilities
- Conduct, process, and manage LIHTC (CTCAC) initial, annual certifications
- Audit resident files and recertification documentation to ensure compliance with program requirements
- Maintain accurate and complete resident files in accordance with regulatory standards
- Prepare for and support agency, owner, and investor audits and inspections, including responding to findings
- Monitor monthly compliance reporting and follow up on deficiencies
- Maintain procedures for record retention compliant with LIHTC regulations
- Work closely with the Community Manager and onsite staff to ensure consistent compliance practices
- Communicate effectively with residents, staff, and external agencies
Preferred Skills & Qualifications
- 3+ years of experience in LIHTC compliance, preferably in large family or multi-unit affordable housing communities
- Certified LIHTC TCS, (C3P), HCCP, COS, or equivalent affordable housing certification
- 3+ years of experience using RealPage / OneSite leasing and rent modules
- Strong organizational skills with exceptional attention to detail
- Proficiency in Microsoft Word, Excel, and Outlook
- Ability to work independently while contributing effectively within a team environment
- Experience working with diverse populations, including residents, staff, and external partners
- Bilingual Spanish/English skills are a plus
Salary Range $82,888.00/yr., plus health care benefits, 401K, paid time off and bonus potential
