Position Summary
We are seeking a skilled and reliable Maintenance Technician to join our team.
In this role, you will be responsible for maintaining the overall condition of the property, completing work orders, preparing units for move-in, and ensuring all building systems operate safely and efficiently.
This is a hands-on role ideal for someone who takes pride in their work, can troubleshoot and solve problems independently, and thrives in a fast-paced environment.
Key ResponsibilitiesProperty Maintenance & Repairs
- Perform general maintenance including electrical, plumbing, HVAC, carpentry, and appliance repairs
- Troubleshoot and repair major appliances (refrigerators, stoves, dishwashers, washers/dryers)
- Complete drywall, painting, and general carpentry work
- Perform minor masonry and general building repairs
Work Orders & Resident Service
- Complete service requests within 1–2 business days
- Maintain accurate records of completed work orders
- Provide professional and courteous service when interacting with residents
Unit Turns & Move-In Preparation
- Prepare vacant units for new residents (painting, repairs, cleaning, appliance replacement)
- Meet targeted turnaround timelines for unit readiness
Grounds & Common Area Maintenance
- Maintain cleanliness and safety of common areas, walkways, and grounds
- Perform trash removal and maintain property appearance
- Assist with landscaping and seasonal maintenance
Seasonal & On-Call Responsibilities
- Participate in snow removal (shoveling, salting, equipment use)
- Serve in an on-call rotation and respond to emergencies as needed
- Must be able to report to the property within 30 minutes when on-call
Additional Duties
- Inspect property regularly and report unsafe conditions
- Support maintenance projects and preventative maintenance programs
- Perform other duties as assigned by management
Qualifications
- High school diploma or equivalent required
- 2+ years of maintenance experience preferred (residential or similar)
- Strong knowledge of:
- HVAC systems
- Plumbing and electrical (basic to intermediate)
- Appliances and general carpentry
- Ability to use hand tools, ladders, and maintenance equipment
- Strong problem-solving and troubleshooting skills
- Good communication and customer service skills
- Basic computer skills (Microsoft Office or work order systems)
- Valid driver’s license required
- Must have a working mobile phone
- Ability to work a flexible schedule, including weekends and on-call shifts
Physical Requirements
- Ability to lift 50–100 lbs regularly and more with assistance
- Ability to climb ladders (up to 16 ft) and work at heights
- Frequent standing, walking, bending, kneeling, and climbing
- Ability to work in confined spaces and varying weather conditions
- Must be able to wear required safety equipment
Work Environment
- Exposure to outdoor weather conditions, mechanical equipment, and maintenance tools
- May work in humid, hot, cold, or physically demanding environments
- Exposure to cleaning chemicals, dust, and maintenance-related materials
