About the Role
Park Place Apartments is looking for a reliable, hands on Assistant Property Manager to support the day to day operations of our 21 unit apartment community in Sherman, Texas.
Working closely with ownership and our remote operations team, you'll help ensure the property is well maintained, prospective residents receive a great leasing experience, and day to day operations run smoothly. While ownership will continue overseeing the property's financial and strategic decisions, you'll serve as the primary onsite representative, helping coordinate leasing, maintenance, vendors, and general property operations.
This is a part time position, approximately 20 hours per week, with a flexible schedule based on leasing activity and property needs. Some flexibility to respond to occasional after hours issues is preferred.
Responsibilities
Leasing & Resident Support
- Conduct apartment tours for prospective residents.
- Coordinate lease signings, move ins, move outs, and lease renewals.
- Respond to leasing inquiries and follow up with prospective residents.
- Serve as a friendly onsite point of contact for residents.
- Perform move in and move out inspections.
Property Operations
- Perform routine property inspections.
- Coordinate maintenance vendors and contractors.
- Verify completed work meets quality expectations.
- Report maintenance concerns and property issues to ownership.
- Perform basic property maintenance and minor repairs when appropriate, such as replacing light bulbs, minor touch ups, or simple plumbing fixes.
- Help maintain the property's appearance, including light trash pickup and identifying curb appeal opportunities during property visits.
- Assist with basic groundskeeping and help ensure common areas remain clean and welcoming.
- Respond to urgent maintenance situations or coordinate the appropriate vendor when necessary.
Coordination & Communication
- Work closely with ownership and the remote operations team.
- Coordinate with vendors to schedule repairs and maintenance.
- Provide updates on leasing activity, maintenance requests, and property conditions.
- Help identify opportunities to improve resident satisfaction and occupancy.
- Report any safety concerns or operational issues promptly.

Preferred Experience
Experience in one or more of the following is preferred:
- Apartment leasing
- Assistant property management
- Property management
- Customer service
- Vendor coordination
- Residential maintenance or facilities experience
- Basic plumbing, painting, drywall, or general handyman skills
Additional Qualifications
- High school diploma or GED required.
- Trade or vocational training is a plus.
- Reliable transportation required.
- Valid driver's license preferred.
- Basic mechanical aptitude and residential repair knowledge is a plus.
- Bilingual (English/Spanish) is a plus.
- A real estate license is not required.

One day may involve showing an apartment to a prospective resident, while another could include coordinating a maintenance vendor, checking completed repairs, performing a minor repair, or walking the property to make sure everything looks its best.
