Recognized as one of Columbus’s Best Places to Work for three consecutive years, we are a fast-growing investment firm focused on acquiring and operating apartment communities across the Midwest.
In this role, you will serve as a coach and advisor to our third-party property management partners—providing guidance, accountability, and operational expertise to help them successfully execute our business plans.
As a hands-on, servant leader, you will be regularly communicating with our third-party managers, setting vision, aligning priorities, and collaborating closely to deliver results. This position is ideal for someone who thrives on mentoring others, solving operational challenges, and driving excellence across a portfolio.
Key Responsibilities:
Drive Operations & Maximize NOI

- Audit property performance metrics to uncover operational inefficiencies, identify risks, and highlight opportunities— leveraging your prior experience and operational knowledge to recommend solutions that drive NOI growth and enhance resident satisfaction.
- Lead ongoing property oversight through bi-weekly calls with site teams and quarterly on-site visits and audits. Provide actionable feedback and updates to both management and ownership, ensuring alignment with business plan objectives and continuous improvement across the portfolio.
- Provide an additional layer of coaching and support for on-site teams, enabling them to focus on daily operations while ensuring long-term performance.
Assist in Property Takeovers
- Assist with acquisition due diligence by walking units, evaluating physical conditions, and conducting market analysis—including shopping local properties and property managers.
- Support the VP of Asset Management during transitions, partnering with property management teams to ensure smooth integration into the portfolio.
Oversee Reporting Accuracy & Reporting and Execution
- Review and interpret monthly financial statements to uncover performance gaps and opportunities, providing actionable recommendations that enhance NOI and operational efficiency.
- Ensure accuracy and timeliness in investor and lender reporting, fostering transparency, compliance, and trust with stakeholders.
- Deliver concise, insight-driven asset management reports for the leadership team each month, highlighting performance, risks, and progress toward business plan objectives.
- Oversee CapEx initiatives from planning through completion, ensuring projects are delivered on time, within budget; prepare and process draw and replacement reserve requests to support project success.
