Role Overview
We are seeking an experienced and technically capable Mechanical Engineer to join our in-house development and construction team. The Mechanical Engineer will provide technical support throughout the design, pre-construction and construction phases of residential and mixed-use developments.
The successful candidate will be responsible for reviewing and interpreting mechanical drawings and specifications, ensuring designs comply with current building codes and industry standards, coordinating mechanical systems with architectural, structural and electrical designs, and producing 2D and 3D design drawings where required.
The role will work closely with the Development, Construction, Design and Project Management teams, as well as external architects, engineers, consultants, contractors and utility providers.
Key Responsibilities
Review and interpret mechanical engineering drawings, specifications, schedules and technical documentation.
Review mechanical designs prepared by external consultants and identify design issues, omissions, coordination conflicts and opportunities for improvement.
Ensure mechanical designs comply with current applicable building codes, mechanical codes, energy codes, fire/life-safety requirements and relevant industry standards.
Maintain a strong working knowledge of current codes and monitor changes that may affect existing or future developments.
Develop, modify and coordinate 2D CAD and 3D/BIM mechanical designs using software such as AutoCAD and Revit.
Review and coordinate HVAC, ventilation, heating, cooling, plumbing and associated mechanical building systems.
Coordinate mechanical services with architectural, structural, electrical, fire protection and other building systems.
Carry out clash detection and identify conflicts between mechanical systems and other building elements before construction.
Review mechanical equipment selections, layouts, plant rooms, risers, shafts, ductwork and piping routes to ensure systems are practical, maintainable and buildable.
Review equipment schedules, technical submittals, shop drawings, RFIs and contractor proposals.
Provide technical guidance to Project Managers, Superintendents and site teams during construction.
Attend design coordination, pre-construction and construction meetings and assist in resolving mechanical design and installation issues.
Work with architects and consultants to ensure sufficient space and access is incorporated for mechanical equipment, services and future maintenance.
Review mechanical installations on site against approved drawings, specifications and applicable codes.
Assist with value engineering and identify opportunities to reduce construction and operating costs without compromising performance, code compliance or building quality.
Assist with mechanical system commissioning, testing, inspections, punch lists and project closeout.
Review as-built drawings, O&M information and other mechanical closeout documentation.
Support the development team during early feasibility and concept design by advising on mechanical system requirements, plant space, risers, utilities and potential design constraints.

Qualifications & Experience
Bachelor’s degree in Mechanical Engineering, Building Services Engineering or a related discipline.
Approximately 5+ years of relevant mechanical engineering experience, preferably within residential, multifamily, mixed-use or commercial development.
Strong ability to read, interpret and produce mechanical construction drawings.
Demonstrated knowledge of current building and mechanical codes and industry standards.
Proficiency in AutoCAD and Revit/BIM.
Experience coordinating mechanical systems with architectural, structural and other MEP disciplines.
Experience reviewing consultant drawings, shop drawings, submittals and RFIs.
Strong understanding of construction and the practical installation of mechanical systems.
Excellent problem-solving, communication and coordination skills.
Preferred Experience
Experience working directly for a property developer, general contractor or design-build organization would be highly advantageous.
Professional engineering licensure or progress toward professional licensure is desirable but may not be required depending on the responsibilities of the position.
Key Objective of the Role
The Mechanical Engineer will act as the developer’s in-house mechanical technical resource, helping ensure that mechanical systems are code-compliant, coordinated, constructible, cost-effective and appropriate for the long-term operation of the development.
The position is intended to reduce design and coordination issues before they reach the construction site while providing the development and construction teams with direct access to mechanical engineering expertise throughout the project lifecycle.
Pay: $90,000.00 - $140,000.00 per year
