Manager of Pre-Construction Operations
Position Summary
The Manager of Pre-Construction Operations is responsible for leading and optimizing all pre-construction functions, including CAD, Estimating, Purchasing, and Permitting. This role ensures operational excellence by developing efficient processes, managing high-performing teams, and fostering collaboration across departments. The Manager partners closely with Sales, Development, Construction and Trade Partners to deliver accurate pricing, innovative home designs, timely permitting, and a seamless transition from sales to construction while supporting Bosgraaf Homes' commitment to building high-quality, high-performance homes.

Key Responsibilities
Leadership & Team Development
- Provide leadership, coaching, and accountability for the CAD, Estimating, Purchasing, and Permitting departments.
- Establish and improve departmental processes that increase efficiency, quality, and customer satisfaction.
- Foster a culture of teamwork, continuous improvement, and professional development.
- Promote strong collaboration between Pre-Construction, Construction, Sales, Development, and Warranty teams.
Vendor & Trade Partner Management
- Develop and maintain strong relationships with suppliers, subcontractors, and trade partners.
- Monitor vendor performance through scorecards and performance reviews.
- Maintain scopes of work and subcontractor agreements.
- Identify, qualify, and onboard new trade partners as business needs evolve.
- Review and communicate pricing increases, decreases, and market trends.
- Solicit competitive bids and evaluate alternative products or construction methods.
- Maintain and update BBG pricing documentation.
CAD & Product Development
- Oversee the development of new home plans, elevations, and architectural options.
- Continuously evaluate and update home designs to meet changing market demands.
- Lead value engineering efforts to improve affordability while maintaining quality and functionality.
- Prepare cost analyses for design alternatives.
- Ensure plans comply with municipal, architectural, and community requirements.
- Collaborate with the Warranty team to identify recurring construction issues and implement design improvements.
Estimating & Purchasing
- Oversee estimating and purchasing operations to ensure accuracy and cost control.
- Review and maintain Master Purchase Orders (MPOs).
- Monitor material usage and recommend value engineering opportunities.
- Analyze job variances and implement corrective actions.
- Monitor CORS and develop strategies to reduce unnecessary costs.
- Ensure pricing remains current for all home plans and available options.
Permitting
- Develop and maintain positive working relationships with municipalities and regulatory agencies.
- Oversee permit application and resubmittal processes.
- Identify opportunities to reduce permit turnaround times.
- Ensure compliance with all applicable building codes and local requirements.
Customer Experience
- Lead Pre-Construction Meetings with homebuyers.
- Review construction plans, selections, and expectations with customers.
- Clearly communicate the construction process, timelines, and next steps to create a positive customer experience.
Cross-Functional Collaboration
- Partner with Sales and Development to continually improve home plans, elevations, and available options.
- Work closely with Construction Operations to ensure accurate handoffs and successful project execution.
- Support company initiatives focused on operational excellence, innovation, and continuous improvement.
Qualifications
- Bachelor's degree in Construction Management, Engineering, Architecture, Business, or a related field preferred.
- 5+ years of residential construction or pre-construction management experience.
- Proven leadership experience managing multiple departments or functional teams.
- Strong knowledge of residential construction methods, estimating, purchasing, permitting, and CAD processes.
- Excellent communication, negotiation, and organizational skills.
- Strong analytical and problem-solving abilities.
- Proficiency in construction management software, estimating software, and Microsoft Office.

Other Duties
This position may perform other duties and responsibilities as assigned to support the goals and objectives of Bosgraaf Homes.
Pay: $70,000.00 - $85,000.00 per year
