About the Role
We are seeking a dependable Lead Maintenance Technician that has the ability to work independently and in a team with excellent communication to help keep our property functional and well maintained. This role is ideal for someone who takes pride in quality work, is motivated and enjoys solving problems across a variety of skills such as general maintenance, plumbing, electrical, painting, carpentry, and appliance repair.
What You’ll Do
- Complete maintenance work orders, service requests efficiently.
- Troubleshoot and repair: plumbing, electrical, appliances, carpentry and drywall, painting, general maintenance, HVAC, pool and spa testing.
- Maintains community grounds, buildings, common areas, and complete preventative maintenance tasks.
- Perform unit turns / make-ready for new residents.
- Maintain tools, equipment, supplies, and maintenance areas in a clean, organized, and safe condition.
- Participate in an on-call rotation for after-hours emergencies.
Job Duties
In addition to the day-to-day tasks mentioned above, a Maintenance Lead will:
- Ensure staff members maintain consistent work schedules. Ensures “On-Call” is covered by scheduled member including self.
- Complete and maintain preventative maintenance records.
- Schedule maintenance turns and regularly inspect market-ready apartments for quality control. Assist in preparing all market-ready apartments.
- Ensure all work requests are completed in a prompt, courteous and efficient manner.
- Give recommendation for repairs and replacements of any interior/exterior areas
- Assist in the bidding process of service contracts and monitors vendors. Collect proposals for special projects.
- Monitor capital or major improvement projects. Recommend to management any improvements to the community(s) needed to maintain quality. Order and control inventory.
- Ensure safe work practices are being followed by all maintenance staff. Monitor pool operations on a daily basis, ensuring health department standards and reporting procedures are being met. Complete regular property inspections.
- Work along with staff to maintain grounds and common areas. Ensure they are kept free of trash and debris.
- Maintain clear and open communication between Property Manager and other property staff members.
- Establish clear guidelines for emergency situations for each community (i.e. fire, flood, heavy snow, etc.) and ensure all staff members are trained and understand responsibilities. Ensure tools and supplies needed for emergency situations are stocked and available.
- Assist in clearing pedestrian zones, i.e. shoveling show, flooding mitigation, etc.
- Understands and complies with Fair Housing Law. Ensures that other maintenance staff complies with Fair Housing Law.
- Attend and participate in training programs and scheduled management meetings as requested.
- Drive motorized vehicles on or off property for company business.
- Maintain inventory of property-owned tools and equipment.
- Perform on-call emergency service when required.
- Maintain punctual, regular and predictable attendance.
- Work collaboratively in a team environment with a spirit of cooperation.
What We’re Looking For
- Previous apartment maintenance or related experience required
- Experience in one or more trades (HVAC, plumbing, electrical, etc.)
- Strong troubleshooting and problem-solving skills.
- Ability to work independently and as part of a team.
- Positive attitude with strong communication skills.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence.
- Ability to speak effectively before groups of customers or employees of organization.
Requirements
- Valid driver’s license, reliable transportation, and auto insurance.
- Ability to pass background and drug screening.
- Flexible schedule, including weekends and on-call.
- Lift, carry, push, or pull up to 100 lbs.
- Work indoors and outdoors in all weather conditions.
- Frequent standing, walking, bending, and climbing.
Pay: $28.00 per hour
