Job Title:Director of Property Operations

Job Summary: Oversees fiscal, operational, administrative, and human resources management of the Property Operations Department in alignment with the goals and objectives of Odawa Casino Resort. The Director of Property Operations ensures that building systems are operating efficiently and safely. Make discretionary decisions regarding the activities of the facilities, housekeeping, maintenance and transportation departments, with the ultimate objective to provide the maximum profit and return on investment while creating an environment that delivers outstanding guest and Team Member service. Actively models and emphasizes the core values in the performance of all duties.
Primary Duties and Responsibilities:

Has authority to hire, terminate, promote, demote, transfer, provide training opportunities, recommend merit increases, evaluate performance, create and adjust performance standards, create and or delegate staff scheduling, invoke disciplinary action, and demonstrate the fair and equitable treatment of all Team Members. This position may have other supervisory authority assigned as necessary through management.

Develops a strong team and instills a positive guest service experience attitude to all staff.

Administers property maintenance, facilities, housekeeping, and transportation budgets; allocates funds, authorizes expenditures, and assists in planning budgets for departments.

Prepares and submits preventative maintenance and capital expenditure requests for approval. Maintains an annual replacement plan for all facilities equipment that would require capital expenditure funding.

Monitors and maintains Odawa Casino/Hotel and related buildings including warehouses and grounds.

Ensures that Facilities departments are properly staffed; determines personnel requirements and establishes organizational structure for functions; directs staffing activities, responsible for recruitment activities.

Cooperates, communicates and networks with other departments within the gaming property to maintain a productive and effective operation.

Ensures compliance with all safety standard codes.

Establishes and maintains a working relationship with emergency personnel, as well as with executives and department heads within the hotel/casino.

Directs research and planning to improve departmental operations involving operational planning, long-range planning, systems and communication; identifies and develops policy and procedures to enhance the operation.

Recommend any changes needed to the Facility Department’s internal control procedures to the General Manager.

Maintain knowledge of all current and upcoming promotions and events at OCR.

Incorporates needs of guests and interested parties when setting standards, strategies, and departmental direction; plans, develops and evaluates department objectives, service levels, and resource utilization in order to anticipate and control new facilities, expanded department and/or new costs; sets standards of quality for all assigned departments and ensures that they are met.

Plans, coordinates, assigns, supervises and directs staff in the day-to-day operations of assigned departments; models exemplary leadership and champions the development of outstanding leaders in the organization; responsible for ensuring, through assessment, competence of all subordinates is demonstrated and improved continually; mentors and coaches Facilities Team and guarantees the development of subordinates to ensure efficient succession planning.

Ensures compliance with all internal controls and handbook policies and procedures. Identifies industry trends and best practices related to service delivery and develops and facilitates the implementation of strategies to achieve superior service delivery; participates as a member of the Senior Leadership Team to develop organizational strategic direction and contributes in the identification of standards and behaviors for superior service organization wide, providing strategic input as well as tactical proficiency to ensure plan goals are met and exceeded.

Develop, implement, and monitor all maintenance policies and procedures, inspections and schedules, as well as maintain logs and reports to the minimum standards set forth by Odawa Casino.

Ensure implementation of the policies and procedures necessary to adhere to all OSHA regulatory requirements for hazardous, harmful materials and equipment, including management, training, engineering of MSDS, disposal, and record keeping

Responsible for the negotiation with other agencies, utilities, groups and individuals on a wide variety of issues pertaining to public works, facilities, and utilities.

Responsible for the oversight and/or the preparation of engineering plans and specifications, contract bidding, evaluation of competency of contractors and vendors, determination of the selection criteria for contracts and the management of the contractor/vendor relationship for facilities management.

Direct facilities projects by developing scope of work, budget, work site inspection, coordinating with consultants, department staff, and/or other bodies as necessary.

Attend all meetings as required.

Complete all required training satisfactorily.

Work at other properties as needed.

Perform all other duties as assigned within the scope of the position.

Minimum Qualifications:
-
Associates degree in related field or equivalent experience and eight (8) years of progressively responsible management experience including five (5) years at a senior management level, at least three (3) years of relevant industry knowledge OR
-
Obtain CFM (Certified Facility Manager) within two (2) years and have twelve (12) years of relevant industry experience in a facility of similar size.

Good organizational and communication skills, both verbal and written.
-
Proven track record in training and mentoring Team Members.

Must be a positive person who leads by example.

Must have a valid driver’s license, good driving record and be insurable through our insurance carrier
-
Must be able to handle busy and stressful situations.
-
Must be flexible with shifts and days off.
-
Must be able to lift and carry weight up to fifty (50) pounds or more.
-
Must be able to stand and walk for extended periods of time.

You may be required to pass a skills assessment test to determine if you meet the minimum qualifications

Exposure to loud and continual noise levels and a smoke-filled environment.

Travel from building to building and local in-town and occasional out-of-town travel are required.

Must be able to meet Odawa Casino Resort internal supervisory or higher training and education requirements.

Must be able to obtain a gaming license in accordance to the regulations established by the LTBB Gaming Regulatory Commission and be able to serve in the position under any other applicable law.
