Job description
Aspen Ridge Condominium Association is looking for a skilled Maintenance Independent Contractor (will receive a 1099 form annually) to perform upkeep tasks such as preventive maintenance, repairs, and cleaning. You will be responsible for applying basic fixes to equipment and building systems and ensure all facilities are tidy and functional. Being reliable with a keen eye for detail is the first step to getting this job. The ideal candidate will have experience and solid technical knowledge. You must also possess manual dexterity and physical stamina. Compensation will start at $24 to $35/hour for a 20 to 40-hour work week. After hours emergency on-call service will be required for a trip charge plus cost of project. Responsibilities
- Perform minor fixes such as repairing broken locks, filling gaps on walls etc.
- Perform maintenance of laundry equipment
- Perform maintenance and minor repairs of plumbing
- Do general common area grounds upkeep and maintenance
- Conduct maintenance tasks such as replacing light bulbs, furnace filters, etc.
- Inspect and troubleshoot equipment and systems (e.g. ventilation)
- Check functionality of safety systems and maintain them (e.g. smoke/CO alarms, sump pumps, water heaters, etc.)
- Collaborate with other contractors and other professionals during bid projects
- Perform general cleaning duties as assigned
- Miscellaneous tasks as assigned by the Aspen Ridge property manager.
Requirements and skills
- Proven experience as a general maintenance contractor or other similar position
- Basic knowledge of HVAC, plumbing and electrical systems
- Experience using hand and electrical tools
- Ability to read technical manuals and drawings
- Very good communication and interpersonal skills
- Physical stamina and dexterity
- Snow removal and plowing experience is a plus (contractor must provide own plow truck)
- High school diploma or equivalent preferred
- Successful completion of an apprenticeship is preferred
- Pool CPO certification is required or willing to take the CPO certification course.
- LIABILITY INSURANCE; The Maintenance Independent Contractor shall at all times carry commercial general liability, auto liability, and workers’ compensation insurance against any claim arising or resulting directly or indirectly from the performance of services. The Maintenance Independent Contractor shall furnish the Company with Certificates of Insurance showing coverage as required herein, with the Company expressly named as an additional insured party under all of the above referenced policies, except the workers' compensation policy.
The minimum limits shall be as follows:
A. Commercial General Liability Insurance (including coverage for independent contractors and contractual liability) with a combined single limit of not less than
$1,000,000 each occurrence for bodily injury and property damage.
B. Business Auto Liability Insurance with a combined single limit of not less than
$1,000,000 each occurrence for bodily injury and property damage, including all owned, non-owned and hired autos.
C. Worker's Compensation (Iowa Statutory limit) and Employer's Liability Insurance for not less than $1,000,000 each accident/occurrence.
