Job Overview:
Clipper Equity is seeking a Project Manager to support the execution of capital expenditure projects with a focus on New York City regulatory compliance, including Local Law 11 (FISP) façade work, Local Law 152 (gas piping inspections/remediation), and related code-driven initiatives.
The ideal candidate is detail-oriented and technically capable, with experience coordinating projects, reviewing drawings, and supporting project delivery from planning through closeout across a multifamily portfolio.
Key Responsibilities
Project Planning & Support
- Assist in planning and executing Local Law 11, Local Law 152, Local Law 126, and other compliance/capital projects
- Support development of project scopes, budgets, schedules, and phasing plans to minimize disruption to residents and operations
- Review architectural/engineering drawings and specifications to support scope coordination and compliance
- Identify cost-saving opportunities and assist with value engineering efforts
Procurement & Vendor Coordination
- Assist in preparing RFPs, bid packages, and leveling comparisons
- Support bid review, contractor coordination, and vendor onboarding
- Track vendor performance, insurance, and compliance documentation
Execution & Coordination
- Coordinate with consultants, contractors, and internal teams to ensure projects progress on schedule
- Work closely with property management and building staff to coordinate logistics, tenant communication, and access
- Support permitting and inspection processes with NYC agencies (Depratment of Buildings, HPD, DEP, utilities, etc.)
- Conduct site visits to monitor progress, quality, and safety compliance
Budget, Schedule & Reporting
- Track project budgets, expenses, and invoices to support cost control
- Maintain project schedules and monitor key milestones
- Prepare regular project updates, including progress, risks, and outstanding items
Compliance & Closeout
- Support adherence to NYC Building Code, FISP requirements, and Local Law 152 protocols
- Assist with punch lists, project closeout, and documentation collection (warranties, manuals, reports)
- Maintain organized project files, including as-builts and compliance records
Qualifications
- Education: Bachelor’s degree in Architecture, Engineering, Construction Management, or related field preferred
- Experience: 4–7 years of project management or coordination experience in NYC real estate, construction, or related field
- Technical Skills:
- Strong Knowledge of NYC Local Laws (LL11/FISP, LL152; LL97, LL84/133 a plus)
- Ability to read and interpret architectural and engineering drawings
- Understanding of construction processes, materials, and compliance requirements

Job Type: Full-time
Pay: $90,000.00 - $115,000.00 per year
