Apartment Renovation Subcontractor – Skilled Trades | Project-Based | Iowa City, IA
FullScope Services is a licensed and insured apartment renovation contractor in Iowa City looking to build a reliable network of skilled trade subcontractors. We regularly turn over residential apartment units and need experienced, self-sufficient tradespeople we can call on when scopes of work match their skillset.
This is 1099 subcontract work — you're running your own operation, setting your own schedule, and getting paid per completed scope. If you're an independent tradesperson looking for consistent project opportunities in the Iowa City area, we'd like to hear from you.
Scopes we subcontract include:
- Interior painting — brush/roller and airless sprayer
- Drywall patching and repair
- LVP flooring prep and installation
- Plumbing fixture replacements (faucets, p-traps, shutoff valves)
- Lighting fixture installation and replacement
- Laminate countertop removal and installation
- Kitchen cabinet and bathroom vanity repair/replacement
- Appliance swap-outs (refrigerator, oven, dishwasher, microwave)
- Door hanging, routing, and frame installation
- Lock replacement
- Demo work (carpet removal, trim, general tearout)
You do not need to cover every scope. We work with specialists. If you're the best at flooring, or painting, or fixtures — that's enough to work together.
What we're looking for:
- Proven experience in your trade — you've done this work before and can deliver a finished result without supervision
- Your own tools and equipment for your trade
- Own transportation — work is across two properties in Iowa City
- Ability to commit to and meet project deadlines — our clients run on schedules and reliability is non-negotiable
- Currently operating or willing to operate as a registered business or sole proprietor (W-9 required before first payment)
What working with us looks like:
- We present you with a defined scope of work and a completion deadline
- You agree to our posted rate for that scope
- You complete the work to spec on your timeline within the deadline
- You get paid per completed project — no hourly clock, no micromanagement
- Work volume varies — some weeks busy, some slow — this works best as one of several clients in your pipeline
Compensation: Competitive project-based rates commensurate with scope and skill level. Rates discussed directly during onboarding.
To get on our subcontractor list, send us a message outlining which trades you work in, your experience level, and a brief description of recent similar projects you've completed. A business name, website, or photos of past work are a plus but not required.
Pay: $20.00 - $35.00 per hour
