Job Summary
We are seeking a detail-oriented and proactive Title Examiner to join our dynamic team. In this vital role, you will conduct comprehensive title searches, review legal descriptions, and analyze public records to ensure clear property titles for commercial real estate transactions. Your expertise will facilitate smooth closings by verifying property ownership, identifying easements and encumbrances, and ensuring compliance with underwriting guidelines. Responsibilities
- Perform detailed title searches using public records, title records, and mapping software to verify ownership and identify any liens, encumbrances, or easements affecting commercial properties
- Review legal descriptions and real estate documentation to ensure accuracy and completeness for transaction purposes
- Analyze title reports, survey maps, and GIS (Geographic Information Systems) data to assess property boundaries and rights-of-way
- Conduct research on existing rights-of-way, easements, and other restrictions that may impact property value or transferability
- Collaborate with title officers, attorneys, and clients to clarify findings and resolve discrepancies during the title review process
- Ensure all title processing adheres strictly to underwriting guidelines and legal standards for real estate law compliance
- Maintain meticulous records of title searches, findings, and correspondence related to each transaction
Requirements
- Proven experience in law office settings or real estate transaction management environments with a focus on title examination or related roles
- Strong knowledge of real estate law, legal descriptions, easements, rights-of-way, and public records research methods
- Proficiency in Microsoft Office suite (Word, Excel) along with specialized real estate documentation review software and mapping tools such as GIS or mapping software applications
- Familiarity with title search procedures, title review processes, and real estate closing management practices
- Ability to interpret complex legal descriptions and identify potential issues impacting property titles
- Excellent research skills with attention to detail in analyzing title records and public records data
- Effective client communication skills combined with a customer service-oriented approach to support internal teams and external clients effectively
