Job Description:
Real Estate Property Management firm is looking for Building Superintendents and Porters. The positions are located in buildings throughout the 5 boroughs. The Building Superintendent and Porter will be responsible for tenant relations, performing/ coordination of repairs, cleaning, maintenance, and upkeep of the property.
Primary Duties and Responsibilities:
- Building Superintendents and Porters will, on a regular basis review and ensure that condition of the building, as well as individual apartments, are maintained in appropriate condition, to ensure compliance with lease and legal requirements.
- Recommends and implements procedures for improving property operations and performance and for correcting potential problems (preventative maintenance).
- Building Superintendent will prepare vacant apartments for rent (cleaning, painting, etc).
- Shows vacant apartments to prospective tenants.
- Building Superintendent and Porter will meet with Property Manager on a bi-weekly basis to discuss concerns and/or problems, as well as to update the Property Manager on building operations matters.
- Building Superintendent will handle all building service breakdowns and assesses repair conditions at sites, including communication with residents. Notifies the Maintenance Department to arrange for repairs.
- Inspects completed repairs.
- Building Superintendent and Porter will be responsible for notifying Management of any potential or present violations or related matters in the building and recommends suggested follow-up or resolution where possible.
- Supervises contractors performing repairs at the property.
- Participates in other related special projects, committees, or assignments as requested by management and leadership.
Minimum Qualifications:
- High School diploma or equivalent required
- Minimum of five (5) years of related work experience in residential real estate required.
- Building Superintendent must have strong knowledge and experience in Electrical, Carpentry, Plumbing, HVAC, Building Systems, or related fields.
- Good technical skills (ability to Email, Text, Smartphone use, etc.)
- Good verbal communication skills. Bilingual English/Spanish preferred
Compensation commensurate with experience.
