Job Summary
We are seeking a proactive and skilled Maintenance Technician to join our dynamic team. In this vital role, you will be responsible for ensuring the optimal operation and upkeep of our facilities and equipment. Your expertise will help maintain a safe, efficient, and reliable environment by performing routine inspections, troubleshooting issues, and executing repairs across various systems. This position offers an exciting opportunity to apply your mechanical knowledge and technical skills in a fast-paced setting, contributing directly to the smooth functioning of our operations.
1. Inspect and prepare all apartments for rent ready status as per company policy before new residents move
into the community.
2. Perform all required painting of apartments, general maintenance, ground maintenance and other general
duties as required to safely and properly operate the community.
3. Establish, follow and document complete, routine and Preventive Maintenance Plan for plant, equipment,
fixtures and furnishings.
4. Ensure all company, state, local or federal health, safety, health, building, fire, and insurance codes or
requirements are met or exceeded at all times.
5. Maintain proper documentation of all MSDS books, preventative maintenance, repairs, life safety code
data, and inspections
6.Perform appropriate floor covering cleaning (shampooing, buffing, waxing, etc.)
7. Clean common areas – including lobby, halls, stairs, windows, handrails, elevators, landing areas, activity,
and/or guestrooms
8. Perform fire drill, generator, fire extinguisher, water, and other required inspections
9. Operate housekeeping equipment safely and assist in proper care of equipment.
10.Perform cleaning and waste disposal procedures in accordance with facility, and infection control policy.
11. Follow cleaning schedules and routines to maintain a clean environment.
12. Safely and efficiently provide transportation for the residents when necessary. Transportation may be
required for resident activities, appointments, events, and emergencies.
13. Organize and maintain all records necessary to operate the maintenance, housekeeping , and laundry
department.
14. Ensure efficient and effective use of all maintenance department and community resources; human
resources; outside vendors and monetary resources within established budgetary guidelines, equipment
and supplies.
15. Ensure all work orders are completed in a timely fashion and billing information is recorded (i.e.: time and
material).
16. Obtain appropriate approval from community Administrator/Manager prior to purchasing item(s). Maintain
a log of all expenses incurred and repairs completed.
17. Participate in community and resident programs to include, but not limited to: Safety Committee and
Infection Control Committee and, new resident orientation program.
18. Supervises and monitors several times daily, the cleanliness of floors, furniture, window coverings,
bathroom fixtures, and other fixtures. Ensures that the building and its grounds are in good repair and
free of deterioration.
19. Interview and hire appropriate contractors to perform specialized work. Supervise bids and schedules for
repair and maintenance by contractors.
20. Come to work as scheduled and consistently demonstrate dependability and punctuality.
21. Perform other related duties as directed by his/her supervisor.
22. Come to work in neat, clean attire and consistently present an appropriate professional appearance.
23. Consistently work cooperatively with residents, residents’ representatives, facility staff, physicians,
consultants and ancillary service providers.

Pay: $18.00 - $20.00 per hour
