What You'll Be Doing
As an Assistant Service Manager, you'll work alongside the Service Manager to help lead daily maintenance operations and ensure our residents receive the responsive, high-quality service they deserve. Your responsibilities will include:
- Assist in leading, coaching, and supporting Maintenance Technicians while helping create a positive, accountable, and team-focused environment.
- Help coordinate daily maintenance operations, including service requests, apartment turns, preventative maintenance, technician workflow, and scheduling priorities.
- Lead by example with hands-on troubleshooting and repairs involving HVAC, plumbing, electrical, appliances, carpentry, drywall, and general building maintenance.
- Help identify maintenance priorities and keep work moving efficiently in a fast-paced, high-volume community.
- Support inventory management by helping maintain appropriate levels of maintenance supplies, tools, equipment, and materials.
- Conduct inspections of buildings, grounds, vacant apartments, and completed work to help ensure quality and company standards are consistently met.
- Communicate professionally with residents, office team members, and maintenance staff regarding service needs, priorities, and project updates.
- Participate in the rotating on-call schedule and respond to after-hours maintenance emergencies when required.
- Partner with the Service Manager on special projects, team development, and operational needs that contribute to the overall success of the community.
Compensation & Incentives
- Base Pay: $25.00 – $27.00 per hour
- Up to 50% Rent Discount
- Property Staff Shared Renewal Commissions
- Morgan Essentials: $300 quarterly
- On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule
- Monday – Friday: 8:00 AM – 4:30 PM
- Rotating paid on-call schedule required
- Availability for weather-related and property emergencies required
- Schedule may vary based on business needs.
What We're Looking For
- Active, valid driver's license and reliable transportation.
- At least 3 years of maintenance experience, preferably in multifamily housing, residential maintenance, facilities maintenance, or a related field.
- Previous experience supporting team leadership, mentoring technicians, coordinating workflow, or helping oversee daily maintenance operations preferred.
- Strong hands-on knowledge of HVAC, plumbing, electrical, appliances, carpentry, drywall, and general building maintenance.
- Strong troubleshooting and problem-solving skills with the ability to prioritize multiple maintenance needs in a fast-paced environment.
- Comfortable using smartphones, mobile maintenance applications, email, and other technology platforms.
- Dependable, organized, and willing to take ownership while supporting the success of the entire team.
- Strong communication skills and a commitment to providing exceptional experience for residents.
- A positive, team-first approach with the desire to continue developing as a maintenance leader.
