Imber Pool + Outdoor is a premier high-end pool construction company dedicated to crafting exceptional outdoor spaces tailored to our clients' unique visions. We are seeking a Project Manager to oversee and drive successful project execution from concept to completion.
Role
The Project Manager at Imber Pool + Outdoor is responsible for overseeing the entire lifecycle of high-end pool and outdoor living construction projects. This role requires a highly organized, proactive, and detail-oriented leader who can effectively coordinate multiple projects simultaneously while ensuring superior quality, timely completion, and adherence to budget.
As the primary liaison between clients, subcontractors, vendors, and internal teams, the Project Manager plays a critical role in maintaining Imber Pool + Outdoor’s reputation for exceptional craftsmanship and client satisfaction. They must excel in communication, problem-solving, and on-site project management while mitigating risks and ensuring a smooth construction process.
The ideal candidate will have extensive experience in project management within the luxury pool, outdoor living, or high-end residential construction industry. They must demonstrate strong leadership, technical expertise, and a client-centric approach to delivering stunning outdoor environments.
Responsibilities
1. Pre-Build Coordination
- Ensure seamless transition from design/sales to build.
- Ensure plans, inspections and permits are ready at appropriate times.
- Review project specifications, blueprints, plans, and contracts before construction begins.
- Identify potential project risks early and develop contingency plans to mitigate them.
- Attend premortem meetings for each project.
2. Subcontractor & Vendor Management
- Identify and set-up new vendors and sub-contractors.
- Work with subcontractors to prevent bottlenecks and ensure smooth workflows.
- Conduct regular quality control assessments to verify compliance with design specifications and workmanship standards.
3. Site Supervision & Quality Control
- Conduct regular on-site visits to monitor progress, enforce adherence to project specifications, and maintain quality assurance.
- Ensure all installations and construction activities meet the highest industry standards.
- Address any construction challenges, delays, or unexpected site conditions promptly with effective solutions.
- Conduct milestone inspections and implement corrective measures where necessary.
- Ensure daily reports are completed and submitted, detailing site conditions, work completed, and any outstanding issues.
4. Budget & Cost Management
- Develop, monitor, and manage project budgets, ensuring adherence to financial constraints.
- Identify potential cost overruns and take proactive steps to mitigate additional expenses.
- Work with accounting and finance team to review and approve project expenses and ensure proper financial reporting.
- Approve purchase orders, material orders, and change orders with a strategic focus on cost efficiency.
- Maintain profitability by managing project resources effectively while ensuring high-quality outcomes.
5. Client Communication & Satisfaction
- Act as the primary point of contact for clients, maintaining clear and transparent communication throughout the project lifecycle.
- Provide clients with regular updates on project progress, potential delays, and any changes to scope or budget.
- Address client concerns, requests, and feedback promptly and professionally.
- Conduct site walkthroughs with clients at critical project stages and ensure expectations are being met.
- Ensure seamless project handover, including final inspections and resolution of any punch-list items.
6. Team Leadership & Collaboration
- Lead, mentor, and motivate construction site managers, ensuring productivity, efficiency, and adherence to project goals.
- Conduct regular meetings with operations, design, and sales teams to maintain alignment and address potential project roadblocks.
- Provide hands-on leadership to ensure we are meeting performance expectations and deadlines.
- Foster a culture of professionalism, teamwork, and accountability across all project teams.
7. Risk Management & Safety Compliance
- Implement and enforce strict safety standards to ensure compliance with OSHA and company-specific protocols.
- Conduct regular safety meetings and job-site audits to promote a safe working environment.
- Identify potential risks, hazards, or liabilities and implement appropriate mitigation strategies.
- Respond promptly to safety incidents or accidents and coordinate with the necessary parties for proper resolution.
- Ensure all employees and subcontractors adhere to safety guidelines and wear appropriate protective equipment.
8. Project Documentation & Reporting
- Maintain comprehensive project records, including change orders, daily logs, permits, pictures and site reports.
- Document all project deviations, issues, and solutions for future reference.
- Provide detailed status reports to senior management, including financials, timelines, and key performance indicators.
- Ensure all project closeout documentation, such as warranties, as-built drawings, and client manuals, is completed and handed over.

A successful Project Manager at Imber Pool + Outdoor will achieve the following results:
- On-Time Project Completion – Ensure 95% of projects are completed within the established timeline by proactively managing schedules, coordinating with subcontractors, and anticipating potential delays.
- Budget Adherence – Keep project costs within the approved budget by effectively managing resources, reducing waste, and negotiating with vendors and subcontractors.
- Client Satisfaction – Maintain a client satisfaction rating of 90% or higher, ensuring clear communication, setting proper expectations, and delivering a high-quality product that exceeds expectations.
- Quality Control Excellence – Ensure all pools and outdoor spaces meet or exceed Imber Pool + Outdoor’s standards by performing regular site inspections and enforcing best construction practices.
- Safety & Compliance – Maintain a zero-incident safety record by enforcing OSHA and company safety policies on every job site.
- Efficient Issue Resolution – Quickly and effectively resolve any construction challenges, client concerns, or subcontractor issues to prevent project delays and maintain a seamless client experience.
- Team & Subcontractor Coordination – Build strong relationships with subcontractors and vendors, ensuring they are aligned with Imber Pool + Outdoor’s quality and timeline expectations.

Requirements
The ideal candidate for the Project Manager role at Imber Pool + Outdoor should possess the following qualifications:
Education & Experience:
- Bachelor’s degree in Construction Management, Civil Engineering, Business Administration, or a related field (strongly preferred).
- 5+ years of experience in project management within the pool construction, outdoor living, landscaping, or high-end residential construction industry.
- Experience managing multiple construction projects simultaneously, from planning to completion.
- Strong background in working with luxury clients and understanding high-end design and construction standards.
- Proven experience coordinating subcontractors, vendors, and suppliers to ensure seamless project execution.
Technical & Industry Knowledge:
- In-depth knowledge of swimming pool construction, outdoor living spaces, and landscape integration.
- Familiarity with structural engineering principles, permitting processes, and local building codes.
- Understanding of pool equipment, materials, automation systems, water features, lighting, and decking options.
- Experience with budget management, cost control, and contract negotiations.
- Proficiency in reading and interpreting blueprints, technical drawings, and project specifications.
Project Management & Leadership Skills:
- Strong leadership and decision-making abilities to manage on-site teams effectively.
- Ability to prioritize tasks and manage time efficiently in a fast-paced, deadline-driven environment.
- Skilled in problem-solving and conflict resolution, with the ability to anticipate and mitigate project risks.
- Exceptional communication and interpersonal skills for coordinating with clients, team members, and subcontractors.
Technology & Software Proficiency:
- Proficiency in construction management software (e.g., Buildertrend, CoConstruct, Procore) is a plus.
- Experience using CRM systems like Go High Level and HubSpot to track client interactions and project progress.
- Strong Microsoft Office (Excel, Word, Outlook, Project) and scheduling software skills.
- Clear understanding and demonstrated ability with Gantt Charts, scheduling and budgeting software
Other Requirements:
- Valid driver’s license and ability to travel to project sites as needed.
- Ability to work outdoors in various weather conditions and physically navigate job sites.
