Job Summary
The Trim Carpenter & Flooring Specialist is responsible for installing, repairing, and maintaining interior finishes in housing properties. This position ensures residential units and common areas are safe, functional, and visually appealing by performing skilled carpentry and flooring work in occupied and vacant units while maintaining compliance with housing authority standards, safety regulations, and local building codes.
Key Responsibilities
- Install, repair, and replace various flooring materials, including vinyl plank, sheet vinyl, laminate, hardwood, ceramic tile, and carpet.
- Measure, cut, and fit materials accurately using hand and power tools.
- Repair or replace damaged subflooring and prepare surfaces for new flooring installations.
- Install and adjust interior and exterior doors, locks, hardware, and door frames.
- Perform punch-list items and unit turnover repairs to prepare apartments for new residents.
- Inspect units for maintenance needs and recommend repairs or replacements.
- Maintain compliance with OSHA safety standards, housing authority policies, and local building codes.
- Operate and maintain carpentry and flooring tools and equipment safely.
- Read and interpret blueprints, work orders, and technical drawings.
- Coordinate with maintenance staff, supervisors, contractors, and residents to complete work efficiently.
- Maintain accurate records of completed work, materials used, and labor hours.
- Respond to emergency maintenance requests as needed.
- Maintain a clean, organized, and safe work environment.
- Other duties as may be assigned.
Qualifications
- High school diploma or GED required.
- Minimum of 3–5 years of experience in finish carpentry and flooring installation.
- Experience in residential maintenance, apartment renovations, or public housing preferred.
- Strong knowledge of carpentry techniques, flooring installation methods, and construction materials.
- Ability to use hand tools, power tools, and measuring equipment safely and accurately.
- Knowledge of OSHA regulations and safe work practices.
- Ability to lift up to 75 pounds and perform physically demanding work, including climbing ladders, kneeling, bending, and standing for extended periods.
- Valid driver's license with an acceptable driving record.
- Ability to pass background screening, DMV Record check and other employment requirements as applicable.

- Excellent finish carpentry and flooring installation skills.
- Strong attention to detail and craftsmanship.
- Ability to troubleshoot maintenance issues and determine appropriate repairs.
- Good communication and customer service skills when interacting with residents and staff.
- Ability to prioritize multiple work orders and meet deadlines.
- Ability to work independently and as part of a maintenance team.
- Basic computer skills for completing work orders and maintenance documentation.
Working Conditions
- Work is performed indoors and outdoors in residential housing communities.
- Frequent exposure to dust, noise, construction materials, and varying weather conditions.
- Regular lifting, carrying, climbing, kneeling, crouching, and repetitive hand movements are required.
- Occasional evening, weekend, or emergency on-call work may be required.
