GENERAL SUMMARY
Responsible for originating residential mortgage loans and providing mortgage loan guidance to current and prospective Bank customers. This position works closely with community offices, Office Managers, processing, underwriting, closing, and other internal partners to support customers from initial inquiry through closing. The Mortgage Originator is expected to develop and maintain referral relationships, promote the full range of Bank products and services, support mortgage growth objectives, and ensure all loan origination activities are completed in accordance with Bank policy, procedures, and applicable regulatory requirements.
- Interviews customers to gather information regarding their financial needs, homeownership goals, and mortgage borrowing circumstances. Advises customers regarding appropriate residential mortgage loan options and prequalifies potential applicants, as applicable.
- Guides customers through the mortgage application process from initial inquiry through closing, including explaining loan options, documentation requirements, timelines, and key steps in the home buying or refinance process.
- Completes and submits accurate mortgage loan applications and enters borrower and loan data into the Bank’s loan origination system and related technology platforms.
- Maintains timely and professional communication with applicants, referral sources, community offices, processing, underwriting, closing, and other internal partners to support an efficient and positive customer experience.
- Promotes the full line of Bank products and services and coordinates with community offices and other departments to meet the broader financial needs of customers.
- Develops and maintains relationships with realtors, attorneys, builders, financial professionals, community contacts, and other referral sources to support mortgage production and Bank visibility.
- Participates in sales calls, community outreach, business development activities, and other initiatives designed to generate new mortgage opportunities and deepen customer relationships.
- Provides timely, accurate sales, pipeline, and activity information for customer service, business development, and sales performance reporting.
- Conducts all mortgage origination activities in compliance with Bank policies and procedures and applicable laws and regulations, including fair lending, SAFE Act/NMLS requirements, RESPA, TILA/TRID, HMDA, Bank Secrecy Act/AML, and other consumer protection requirements, as applicable.
- Maintains a thorough knowledge of the features, benefits, eligibility requirements, and documentation expectations for the Bank’s mortgage products and related retail services.
- Maintains knowledge of current mortgage lending practices, secondary market or investor requirements, and competitor mortgage programs, as applicable to the Bank’s offerings.
- Maintains an active understanding of policies, procedures, systems, and controls that support compliant residential mortgage origination.
- Prepares and maintains accurate records of customer contacts, referral source activity, sales calls, pipeline status, and other business development efforts.
- Attends sales, trade, community, and training meetings as a Tioga State Bank representative to develop business opportunities and maintain professional knowledge.
- Maintains a working knowledge of applicable software, systems, electronic document tools, loan origination platforms, communication tools, and equipment used in the mortgage process.
- Promotes operating efficiencies, quality application submissions, timely follow-up, and a positive team environment.

Education and/or Experience:
- High school diploma or equivalent required.
- Minimum of four (4) years related experience normally required.
- An Associates degree in a related field of study normally required, Bachelors degree preferred.
- Specialized mortgage training normally required.
- Completion of the Principles of Banking course between the first and third year of employment.
- Valid driver’s license and clean driving record.
Working Conditions:
- Extensive time spent driving
- Travel between all Bank office locations is required
- Some travel for training, seminars, etc. required
- Subject to frequent interruptions
- Subject to early morning and late evening meetings/appointments
