Job Summary
Perform work to maintain the facilities, equipment, and common areas in safe, operable condition and assist with new projects, as needed. Supervises Maintenance staff and oversees their work daily.
Job Duties and Responsibilities
Clean and maintain amenities which are not outsourced to a contractor, to include, but not limited to, landscaping beds and hard structures and other common grounds with grass or landscaping material, clubhouses, pools, lakes, lake overflow structures and dams, courts, access gates, gas pumps, park, lighting and irrigation at entrances and clubhouses, bridge, parking lots, ice machine, lake buoys, vehicles and equipment used to maintain common grounds, and signage.
Regularly patrol LCOA common areas and amenities and collaborate with the Facilities Manager and others as to projects, maintenance and repairs that are necessary to keep LCOA properties properly maintained.
Provide feedback on the quality of the work performed by vendors contracted to perform maintenance work.
Perform minor carpentry, electrical and other work to assist with new projects.
Oversee and assist with the set-up, staging, and cleanup for meetings and events.
Maintain an inventory of equipment and supplies related to maintenance.
Notify the Facility Manager when the work required exceeds the staff available or skill level of staff to discuss workable solutions.
Execution
Execute duties while maintaining compliance with the Covenants, Bylaws, and Rules and Regulations.
Prioritize the completion of projects that will minimize risk to LCOA.
Plan for, participate in and supervise the daily work assignments for maintenance staff.
Always perform work in a safe manner. Report to supervisor if any assignment delegated exceeds skill level.

Qualifications
· High School Diploma or GED
· Pass a background check.
· Mississippi driver's license and required insurance.
· Have your own transportation.
· Ability to drive a boat, or capacity to learn.
· 2-year supervisory experience
· Basic knowledge of carpentry, plumbing, and electrical systems
· Experience using hand and electrical tools.
· Ability to read technical manuals.
· Customer service orientation
· Physical stamina and dexterity
Work Conditions
Considerable bending, kneeling, twisting, climbing ladders, and lifting to heavy weight in excess of fifty pounds. Required to work in varying weather conditions. Involves driving and occasional boating.
Work outside as needed during all seasons of year.
Operate a vehicle with trailers, outdoor equipment, various power tools.
Must be safety minded, organized, initiative-taking, and take pride in work.
Pay: $23.00 - $25.00 per hour
