Job Overview
We are seeking a dynamic and detail-oriented LIHTC Leasing Agent to join our vibrant property management team. In this role, you will be the first point of contact for prospective residents and will play a crucial part in ensuring smooth leasing operations within our affordable housing communities. Your energetic approach and customer-focused mindset will help foster positive relationships, promote occupancy growth, and ensure compliance with all relevant regulations, including the Low-Income Housing Tax Credit (LIHTC) program. Responsibilities
- Greet prospective tenants warmly, conduct property tours, and effectively communicate leasing options aligned with LIHTC guidelines
- Manage the entire leasing process from application submission to lease signing, ensuring accuracy and compliance with legal and regulatory standards such as Fair Housing laws and Section 42 of the IRS requirements
- Utilize OneSite property management software to input data, track applications, and maintain accurate resident records
- Review legal documents, contracts, and lease agreements meticulously
- Verify household status including income, assets, student status, and household size
- Conduct thorough background checks, verify income eligibility, and ensure adherence to landlord-tenant law and LIHTC regulations
- Provide exceptional customer service by addressing inquiries promptly via phone or in person; upsell available units or amenities to prospective residents when appropriate
- Maintain organized filing systems and manage correspondence related to leasing activities and property maintenance requests
Qualifications
- Proven experience in property management roles with familiarity in property leasing processes
- Strong knowledge of LIHTC regulations, Fair Housing laws, Section 8 housing programs, and landlord-tenant law
- Proficiency with OneSite, or similar property management software
- Excellent customer service skills complemented by professional phone etiquette and conflict management abilities
- Ability to handle legal documents such as contracts confidently
- Office experience involving data entry, filing, and administrative support; familiarity with facilities management is advantageous
- Demonstrated ability to manage multiple priorities efficiently while maintaining attention to detail in a fast-paced environment
