Position Summary
We’re hiring a Project Manager to support residential construction projects from pre-construction through closeout. The Project Manager will focus on procurement, product quoting, change order management, client communication, and coordination with architects and interior designers, while partnering closely with superintendents who manage field scheduling, subcontractors, quality control, and safety. This role requires strong construction knowledge, attention to detail, excellent communication skills, and a collaborative mindset.
Key Responsibilities
- Support multiple residential projects concurrently from pre-construction through final closeout.
- Handle procurement: solicit and compare product and material quotes, manage vendor relationships, place purchase orders, and track lead times and deliveries.
- Manage financial documentation related to materials and vendor purchases; maintain accurate purchase logs and help control job costs.
- Own change order administration: prepare change order requests, get approvals from clients and internal stakeholders, track executed change orders, and ensure timely invoicing and cost updates.
- Coordinate project design processes: work closely with architects, interior designers, and clients on selections, submittals, and design clarifications; route and track submittals and approvals.
- Serve as a primary client-facing contact for project updates related to procurement, scope changes, design coordination, and invoicing; manage expectations and respond to client questions professionally and promptly.
- Review and interpret construction documents, specifications, and finish schedules to support procurement and design coordination.
- Prepare and maintain project documentation: RFIs, submittals, change orders, purchase orders, vendor quotes, client correspondence, and closeout paperwork.
- Support superintendents by providing administrative, procurement, and coordination assistance; escalate site issues as needed and assist with resolution.
- Work with estimating and operations during handoffs, value engineering, and constructability reviews to ensure procurement, budget, and design alignment.
- Mentor and collaborate with assistant PMs and office staff to maintain consistent processes and knowledge sharing.
