We are currently looking for a Maintenance Supervisor to manage a portfolio of high end student housing properties. We are looking for individuals with strong organizational skills, flexibility to work at different buildings on a daily basis, and who can manage multiple tasks at once and juggle competing priorities.
Maintenance Responsibilities
- You will be responsible for timely invoicing and accurate records of work completed. You will apply your experience to ensure employee safety while completing work orders, and that work is being completed by qualified personnel. If in-house resources are not qualified for work assigned, evaluate and re-assign the work to a qualified outside vendor
- Develop Maintenance procedures and schedules.
- Management, training, and development of onsite maintenance team.
- Oversee day to day operations of the maintenance department, ensuring work is completed correctly and in a timely manner
- Will need to be available as needed for after-hours emergencies (on call).
- Bring your tools needed to properly complete tasks each day
- Utilize your skills and experience to resolve maintenance issues including; plumbing, electrical, boiler systems, flooring, windows, appliance repair, and more
- Respond to service requests and work orders, prioritizing in real time
- Identify maintenance and liability hazards and repair/report to Community Manager
- Perform preventive maintenance on equipment and units
- Make all repairs/replacements necessary for apartment to be occupied
- Assist as needed in other areas of property maintenance including painting, grounds- keeping, trash pick-up, housekeeping, office support, etc. depending on property needs
- Other duties and responsibilities as assigned
Basic Requirements and Work Experience:
- High school diploma or equivalent is a must
- Certificate in HVAC, building maintenance technology, or relevant field will be a plus
- 3 years’ experience maintaining multi-family, student housing or community buildings
- Proven experience as maintenance technician
- Basic understanding of electrical, hydraulic and other systems
- Knowledge of general maintenance processes and methods
- Working knowledge of tools, common appliances and devices
- Manual dexterity and problem-solving skills
- Excellent Customer Service
- Valid Driver’s License and reliable vehicle
- Clean Background Check and Driving Record
- Customer Service Responsibilities
- Must be courteous and caring of personal property and treat co-workers and customers with respect at all times
Physical Requirements:
- Will be required to walk, stand, sit, crawl, crouch for extended periods of time
- Ability to lift up to 80 pounds
- Will be required to work in confined spaces and on ladders at times.
- Ability to operate power tools and hand tools
Compensation and Benefits:
Competitive pay in the range of $37.00- $40.00 per hour
