About the Role
Clearwater Properties is a Seattle-based residential construction company specializing in single-family rehabs, ADU builds, and middle housing development. Because we run the full pipeline, acquisition, construction, and property management, no two weeks look the same, and there's real room to grow with us. We take pride in quality craftsmanship, honest communication, and getting things done right the first time.
We're looking for a hands-on, experienced Field Superintendent to own daily on-site operations and help drive our projects from dirt to final sign-off. This is a role with genuine authority and accountability, the right person will run the field so ownership can focus on the business. It is not a clipboard-only job; you'll be in it alongside the crew.
What You'll Do
- Oversee day-to-day field operations across assigned job sites in the Seattle metro area.
- Coordinate scheduling and sequencing of subcontractors to keep work flowing without conflicts or downtime.
- Work hands-on alongside our current field employee on tasks including dirt and exterior work, carpentry, painting, and tiling.
- Operate small equipment as needed (dump truck, laser level, and similar).
- Run proactive supply runs and manage material procurement to prevent work stoppages.
- Serve as the primary on-site point of contact for subcontractors; hold them accountable to scope, schedule, and quality standards.
- Conduct site walkthroughs and punch-list reviews to ensure work meets standards before sign-off.
- Take ownership of timelines and budgets — keep jobs on track and flag risks early.
- Document daily progress with logs and job-site photos, and track hours via our field app (e.g., CompanyCam / QuickBooks Time).
- Communicate daily progress, issues, and needs back to ownership and the property manager.
- Maintain a clean, safe, and organized job site at all times.
What We're Looking For
- 5+ years of field experience in residential construction — rehab, new construction, or both.
- Hands-on experience in several of the following: carpentry, painting, tiling, exterior work, and dirt/grading.
- Strong working knowledge of construction sequencing and trade coordination.
- Proven ability to manage and communicate with subcontractors professionally and firmly.
- Comfortable with material logistics, supply runs, and on-the-fly problem solving.
- A self-starter who takes ownership and follows through without being micromanaged — but knows when to ask for direction.
- Clear, solution-focused communicator who keeps the team informed and moving.
- Comfortable using a smartphone for daily logs, photos, and time tracking.
- Someone who values trust, accountability, mutual respect, and growth.
- Valid driver's license, reliable transportation, and a clean driving record.
- OSHA 10 or 30 preferred; first-aid certification is a plus.
- Familiarity with Seattle permitting and SDCI processes is a plus.
- Bilingual (Spanish/English) is a plus.
- Must pass background check
Schedule & Physical Requirements
- Full-time, typically Monday–Friday; occasional weekend work depending on project deadlines.
- Must be able to lift 50+ lbs, stand and move for extended periods, and work outdoors in varying weather.
- Reliable daily transportation between job sites across the Seattle metro area.
Compensation
- $46-54/hr DOE
- Raises available after probationary period
