Overview
LH Whitetails, LLC is seeking an experienced and proactive General Maintenance Operative to oversee and manage the maintenance, safety and overal functionality of our facilities systems. This role is critical to ensuring a safe and well-maintained environment for our guests, visitors and employees.
Responsibilities
- Perform routine inspections and preventative maintenance on electrical, plumbing, HVAC (Heating, Ventilation, and Air Conditioning), and mechanical systems to ensure optimal performance.
- Repair and troubleshoot electrical equipment using schematics, ohmmeters, and other electrical tools.
- Conduct HVAC system repairs, including filter replacements, ductwork adjustments, and system diagnostics to maintain climate control.
- Carry out plumbing maintenance and repairs such as fixing leaks, unclogging drains, and maintaining plumbing systems.
- Utilize hand tools, power tools, welding equipment, and carpentry skills to complete maintenance tasks efficiently.
- Maintain facilities equipment including lighting fixtures, doors, windows, painting surfaces (residential painting), and interior building components.
- Read schematics and technical manuals to diagnose issues accurately and implement effective solutions.
- Lead or assist with maintenance painting projects to uphold the aesthetic standards of the building interior.
- Support the maintenance of facilities equipment related to operations (MRO - Maintenance, Repair & Operations) ensuring all systems are functioning safely and efficiently.
- Collaborate with team members or contractors on complex repairs or installations involving programmable logic controllers (PLCs) or electrical systems.
- Maintain detailed records of maintenance activities, repairs performed, parts used, and inspections completed for compliance and tracking purposes.
Qualifications
- Proven experience in general maintenance or facilities maintenance roles with a strong understanding of electrical work, plumbing, HVAC systems, carpentry, welding, and mechanical knowledge.
- Ability to read schematics and technical diagrams; experience with programmable logic controllers (PLCs) is a plus.
- Proficiency with electrical equipment repair including use of tools like ohmmeters; experience with electrical troubleshooting is essential.
- Skilled in using hand tools, power tools, welding equipment, and other maintenance tools safely and effectively.
- Knowledge of HVAC system repair techniques as well as plumbing system maintenance and repair procedures.
- Strong communication skills in English for clear documentation and effective teamwork.
- Demonstrated leadership qualities with the ability to work independently or lead small teams during maintenance projects.
- Experience with building interior maintenance tasks such as painting (including residential painting), carpentry repairs, or fixtures installation is desirable.
- Ability to interpret schematics and technical manuals accurately for troubleshooting complex issues.
- Valid certification or experience with facilities equipment maintenance including MRO practices is preferred.
