Position Summary
The Construction Project Manager is responsible for leading construction projects from preconstruction and design coordination through bidding, construction, closeout, licensing, and final turnover. Projects primarily include assisted living, memory care, skilled nursing, independent living, garden homes, senior communities, multifamily developments, medical facilities, and other residential-style commercial construction. Most projects are one- or two-story buildings utilizing wood-frame, slab-on-grade, and conventional commercial construction systems. The Construction Project Manager will manage the business, financial, contractual, and administrative aspects of assigned projects while partnering closely with the Project Superintendent, ownership, design professionals, consultants, subcontractors, regulatory agencies, and facility operations teams.
The successful candidate will be proactive, organized, financially disciplined, and capable of identifying risks and resolving problems before they affect project cost, schedule, quality, licensing, or occupancy.

Required Qualifications
- At least five years of progressively responsible construction project-management experience.
- Demonstrated experience managing construction projects through bidding, subcontractor buyout, construction, and closeout.
- Experience with commercial, multifamily, senior-living, healthcare, hospitality, wood-frame, or comparable residential-style commercial construction.
- Strong knowledge of estimating, budgeting, subcontractor purchasing, scheduling, cost forecasting, change management, and contract administration.
- Ability to read and interpret architectural, structural, civil, mechanical, electrical, plumbing, and life-safety construction documents.
- Demonstrated ability to manage multiple priorities, maintain accurate documentation, and resolve problems proactively.
- Strong leadership, negotiation, communication, decision-making, and organizational skills.
- Proficiency with Microsoft Excel and construction project-management, plan-review, and scheduling software.
- Ability to work effectively with ownership, facility operations, field personnel, design professionals, subcontractors, suppliers, and regulatory authorities.
- Valid driver’s license and ability to make project-specific day trips throughout Indiana.
- Ability to visit assigned project sites weekly or as project needs require.
Preferred Qualifications
- Bachelor’s degree in Construction Management, Engineering, Architecture, Business, or a related field. Substantial relevant construction experience may be considered in place of a degree.
- Experience managing assisted living, memory-care, skilled nursing, independent-living, senior-housing, or senior-community construction.
- Experience with one- and two-story wood-frame and slab-on-grade construction.
- Experience managing renovations within occupied healthcare or senior-care facilities.
- Familiarity with senior-care licensing, life-safety, accessibility, fire-protection, healthcare, and regulatory requirements.
- Experience coordinating state and local inspections, licensing approvals, certificates of occupancy, and operational turnover.
- Experience with HUD-financed construction projects.
- Proficiency with Procore, Bluebeam, Microsoft Project, Primavera P6, or comparable construction-management platforms.
- OSHA 30 certification or another relevant construction certification.
