We are seeking an experienced, strategic, and highly detailed Licensed Architect to serve as an internal authority on project feasibility for our in-house business development team. In this role, you will evaluate property development feasibility, interpret complex land use regulations, and guide leadership to ensure full compliance with all municipal codes and zoning ordinances.
Key Responsibilities
Zoning & Feasibility Analysis: Conduct rigorous zoning analyses to calculate maximum allowable FAR, building height, setbacks, and sky exposure planes.
In-House Acquisition Support: Partner closely with leadership to identify hidden zoning bonuses, landmark restrictions, and development risks.
NYC Building Code Compliance: Ensure all early-stage massing concepts and schematic designs comply with the NYC Construction Codes, including occupancy classifications, egress, and accessibility standards.
Energy Code Accountability: Guide design teams to ensure full compliance with strict building envelope, electrification, and thermal bridging mandates under the 2025 NYC Energy Conservation Code (NYCECC)
Agency Navigation: Manage and streamline communications with the NYC Department of Buildings (DOB), the Board of Standards and Appeals (BSA), and the Landmarks Preservation Commission (LPC).
Filing & Approvals Oversight: Oversee external expeditors and consulting architects to accelerate DOB NOW approvals, resolve objections, and secure structural work permits.
Qualifications & Skills
Education & Credentials: Bachelor's or Master’s degree in Architecture. Active New York State Registered Architect (RA) license is required.
Experience: 6+ years of specialized experience in New York City architecture or code consultation, ideally with a focus on commercial, or mixed-use developments.
NYC Regulation Expertise: Deep, fluent knowledge of the NYC Zoning Resolution, Multiple Dwelling Law (MDL), and NYC Building Codes.
Modern Reform Fluency: Proven understanding of recent land-use updates, including the Universal Affordability Preference (UAP) and transit-oriented development rules from the City of Yes framework.
Technical Software: Proficiency in architectural design and mapping software (e.g., AutoCAD, Revit, and local zoning map/portal tools).
Communication: Exceptional ability to translate dense municipal code text into clear, visual feasibility summaries and reports for executive leadership.
