Position Summary
Responsible for maintaining apartment homes, buildings, and property grounds while ensuring
HVAC systems operate efficiently. Performs preventative maintenance, repairs, make-readies, emergency services, and supports overall property appearance and resident satisfaction.
Essential Duties and Responsibilities
- Perform HVAC maintenance, troubleshooting, and or/ replacing full hvac units inside and out, and repairs on heating and cooling systems.
- Diagnose and repair electrical, plumbing, appliance, drywall, flooring, and carpentry issues.
- Complete apartment make-readies for new resident move-ins.
- Respond to work orders in a timely and professional manner.
- Handle emergency maintenance calls and participate in on-call rotation schedules.
- Replace filters, belts, thermostats, motors, capacitors, and related HVAC components.
- Conduct preventive maintenance inspections on equipment and buildings.
- Maintain cleanliness of maintenance shop, tools, and storage areas.
- Inspect property grounds and common areas regularly.
- Ensure all completed work meets quality standards and company expectations.
- Maintain inventory of maintenance supplies and communicate needs.
- Follow safety procedures and OSHA guidelines.
- Provide excellent customer service to residents and vendors.
Qualifications
- High school diploma or GED (Required).
- HVAC certification preferred (Required).
- Minimum 1–3 years apartment maintenance experience (Required).
- HVAC systems, plumbing, electrical, and appliance repair. (Required)
- Valid driver's license and reliable transportation.
- Ability to operate maintenance equipment and tools safely.
Physical Requirements
- Ability to lift up to 50–75 pounds.
- Ability to bend, kneel, climb stairs and ladders, and work in various weather conditions.
- Ability to stand and walk for extended periods.

- Ensure apartments are market-ready on schedule.

- Follow all company policies and safety procedures.
Pay: $20.00 - $23.00 per hour
